Highlights from a Home Stager: The Listing Photo

Hi Everyone!

In our last couple posts, we spoke about staging for vacant properties, as well as staging for occupied homes.  We discussed why staging helps listings sell, and some tips and tricks on how to start staging on your own.  And, we also mentioned some ways that we pro-stagers can help you take things to the next level.

Today, we’re talking about the power of high quality, professional listing photos.  According to Philly’s Mike McCann, The Real Estate Man:

“Professional photos are the first impression one gets when viewing homes. As we all know, first impressions are lasting ones. Nothing is more important in this day and age of the internet than using professional photos to market and represent a property. It will increase the actual activity on the home dramatically, help sell the property and create desire and appeal to the buyers and their friends or family who view it.”   (More from The McCann Team)

The goal for great MLS photos is to act as a preliminary tour of the property.  You want to provide prospective buyers with an understanding of the rooms and their relation to one another.  And, of course, you want to make the property look as good as possible. A professional photographer will produce high quality images.  They will use a lens  that captures a wide angle view of each room, which will provide a clearer understanding of the layout.  They will know how to get the best light and how to get the best angles.

So, what else do they know that we don’t?  We’ve reached out to our go-to Pro-Real Estate Photographer, Kate Devlin for some insider tips on what we, as stagers, and you, as sellers, can do to prepare for the shoot.  Here’s Kate’s Top 5 Tips:

 

  1.  Stash all the last minute stuff– As part of your staging, you’ve cleared the magnets from the fridge, you’ve streamlined the wall art, you’ve packed away the majority of the knick-knacks.  But, there’s those lingering items that you can’t just pack away just yet.  The good news is that for photos, you can hide those items in your freshly cleaned out closets.  Stash the toothbrushes, shampoos, soaps.  Clear towel hooks and coat racks.  Hide the pj’s under the bed.  Tuck away the kitchen sponge and random counter items.  And, conceal the kids toys, aside from those neatly displayed in a child’s bedroom or playroom.  Kate says that some clients have been known to pile additional clutter at the far end of the yard or even in the car just to get it out of the way for a great photo shoot.

  2. Lighting- Make sure all light sources have the proper bulbs.  Kate says that a day with light cloud cover is ideal for shooting (as opposed to a super bright sunny day that will produce photos with harsher color contrast), but you just don’t always get that.  Her preference for windows is a clean line window with adjustable blinds but no fabric curtains.

  3. Consider scale & eliminate anything that isn’t right.  If you know your huge dining set isn’t right for the space, consider purchasing or renting a substitute that will not make the space feel small.  Huge pieces of artwork can also overwhelm a small space.  A space-saver shelving unit can make a small bathroom look even smaller.  And even something that seems as minor as a bath towel on a hand towel ring can throw off scale and confuse perception in a big way.

  4. Keep a few props on-hand.  Now that we’ve told you to put all your décor away, it’s a good idea to have a bowl of fruit and a vase with flowers waiting in the wings.  As a stager- I tend to think of décor in terms of low/wide items, and tall items.  So a bowl with fruit and a vase with flowers are great props because they can fill in where needed, they move from room to room easily, and they add just the right about of color in a natural way.  Fruit and flowers also tend to be easy to attain, inexpensive, and style-neutral.

  5. Know what to expect when the photographer arrives.  Kate says that when she shoots, for the most part, she’ll stand at the far corner of the room and her wide lens picks up everything. It’s best if at least 1 floor is completely ready to go when she arrives so that everyone else can go to another floor of the home while she shoots.  Definitely have pets corralled before the photographer arrives, and plan to keep them contained until the shoot is complete.

Highlights from a Home Stager: Why Would You Stage A Perfectly Good Property?

Every day we meet with homeowners, builders and realtors who want to know about staging- How it works, Why it works, Will it work…  So, we thought we’d take it back to the beginning and talk a little bit about why staging adds value, how we approach the process, and why we think Sunflower Creations is successful at helping get homes sold all over Philadelphia and surrounding neighborhoods.  If you are considering staging, – please read on.  If you are already a believer, you can skip the boring text and just look at the pretty pictures!

 

So, Question #1:  Why would you stage your home prior to listing it for sale?  Basically, either because the property is vacant, or because you actually live in your home and everything isn’t perfect at all times.  We will talk more about occupied staging in our next post, but today we’re going to focus on vacant home staging.

  1.  It all begins with the click of a link…  It doesn’t matter if you are listing your family home, a rental property, or a new build- the fundamental process is the same- the more interest you generate, the more traffic you get to the listing.  The more traffic you get, the greater the potential for more offers.  And the more offers you get, the more you- the seller- are in control of the deal.  Since we have the internet, most prospective buyers will be introduced to your home, along with about 400 other homes that meet their search criteria, by being presented with a thumbnail photo that will appear approximately 1*1 inches on a phone screen.  Make the most of that inch.  A photo of walls is pretty easy to skip.  A photo with colors and shapes might grab a viewer’s attention for just a second longer, and that second could be the difference between a showing and a pass.  (Small aside- whether you hire a professional stager or do it yourself, hire a professional photographer.  Again, the picture is going to dictate how the story goes- make it a really good picture).

2.  You didn’t do all the updates you intended...  So, maybe you never got around to installing stone counter tops in the kitchen, or perhaps you ran out of time before you had a chance to remodel the closets, or maybe the original hardwood floors could have used a sanding but …  It’s time to list- it is what it is- and you are pricing the property appropriately.  Staging is a good idea for you.  We do not stage to cover up problems- what we do is create a aesthetic that feels fresh and welcoming.  We help prospective buyers see the full potential of the home by highlighting the best parts.  A side effect of that is focus less on every scratch in the floor or chip in the paint. We make prospective buyers say, “This house feels like home to us.  All it needs is (a coat of paint) (a sanding of the floors) (a bathroom update), but it’s totally move-in ready”.

3.  The home is brand new construction…  It’s literally perfect, but you should stage it…  Here’s a couple things about new construction  (a) It can feel very sterile because everything is new, and that is not inviting.  Even just a light staging provides the opportunity to bring in some softness and variety of texture. (b) Much of the competition is staged, so you need to stay competitive.  Again- it’s not just about having a great property;  It’s about getting prospective buyers to notice it.  (c) Architects and builders have the ability to visualize the finished product, which is what makes them good at their jobs. Most homebuyers do not have that ability.  And open-concept floorplans are especially difficult.  If potential buyers can not envision how to live in the space, they will move on to the next listing.

Highlights of a Home Stager: Exposed Brick Galore in this Philly Loft

We were lucky enough to stage this amazing brick clad loft near Independence Hall. We needed furniture that was just as trendy as the walls around it.

A classic white sofa is the perfect canvas for bright pillows and throws, and easily paired with a patterned accent chair.

A sophisticated pallet of monochromatic blacks and grays make the red of the brick wall really pop.

We continued the classic white bedding in the guest loft as well, so as not to distract from the amazing architectural, arched, brick ceilings.

This loft was filled with built in shelving. We strategically placed small accents throughout the home to give it that lived-in look.

The open floor plan gave us a lot of ideas to work with. We decided to add a small home office to show off all that can be done in such a wide open space.

“There’s No Place Like Home for the Holidays” Countdown with Sunflower Creations, Philadelphia Home Stagers

Well, it’s mid-November- just about the time when we all start thinking about turkey, tinsel, and cozy nights by the fireplace.  But, lots of people out there are hoping to enjoy their holiday season in the warmth of a new home.

Over the last couple of weeks, we’ve seen a major bump-up in home sales, and we are staging our hearts out to help sellers secure buyers before the end of the year!

If you have a listing that just isn’t attracting the attention it deserves, now might be the right time to stage it.  Staging attracts potential buyers to your online property listing, helps them understand furniture layout, and creates the “warm and fuzzy” emotional appeal that makes a house a home.

Warm Cheerful Staging Fairmount-Spring Garden Philadelphia

Last week we had to the opportunity to stage this beautiful home in the Fairmount section of Philadelphia.

The dining room walls are very colorful to accent the warmth of the yellow we used ivory furniture. The table is set with soft flowers and a pop of red to incorporate other rooms. The area rug under the table adds subtle texture and pattern to the space. While the mirrored piece of art adds some geometric lines to the room and enhances the brightness.

Tip: Add a mirror across from a window and it will reflect light into a room.

The upstairs den in this house has warm walls. We took neutral colors and a coordinating color to soften the walls. The accent color we used is yellow, which is associated with joy and energy. We wanted to fuse the same color scheme in each room so the entire house looks cohesive. The coffee table we picked has a glass top to help the space feel lighter and brighter, while the base is a a dark geometric.

The bathroom needed a few accessories to liven the taupe colored walls up. Use flowers to soften and add some organic lines throughout the space.

In the bedroom we incorporated contrasting colors such as this red found throughout the house. The dark color brings a comforting nature to this space. The pop of colors in the flower and lamps tie in this color scheme and do not overpower the room. Using a neutral and patterned area rug, gives the room another layer of color and texture.
