Diamond in the Rough- Roxborough Home Staging by Sunflower Creations

4 Sep

sheldon1Don’t get me wrong, I love Roxborough–  It’s been my home for almost a decade now!

But, a home like this is tucked away, and very unexpected in the 19128…

sheldon2

This home is beautiful and modern, but the layout is a little confusing.

Enter into an open concept kitchen/dining area with island seating…  We created a formal dining area in the front of the space, which works perfectly, but may be a little unexpected.

Sheldon3The builder designed a closed off great room, which serves as a formal living room.

sheldon4 sheldon5This is different from most of what we see in modern construction, but it brings an element of coziness to a normally cold style of design.

The City Outside of the City- Suburban Feel Home Staging by Sunflower Creations

8 Aug

One of the reasons I love my job is that, in staging, we get to create a completely different look every day.  My own taste is super-eclectic, so I can fall in love with everything from Ultra-Modern, to French Provincial, to Shabby Chic.

This project is part of a new development of town homes in Roxborough, which is part of Philadelphia, but feels a little more suburban.  This property, in particular, is situated off the beaten path- surrounded by green.  You can see the finishes are on the more traditional side- Cherry cabinetry, butcher block island, and crown molding.  So, we chose slightly more traditional furniture, and then played with some fun textile accents, and accessories.

We used some really fun accessories in this house.

I love the print curtains, and heavily textured flower paintings…

The stacked owls on the dresser are one of my favorites!shawmont5

I also get pretty excited about the three-dimentional metal flower sculpture below (I don’t get out much)!shawmont6

North West Philadelphia- Roxborough/Manayunk Home Staging by Sunflower Creations

This Manayunk rehab is small, yet open.

We wanted to show it, of course, as a vibrant  living space- yet we definitely did not want to over-crowd it with furniture.

Our solution?  Use LOTS of different textures and patterns!

How many can you count in this living room?

We Love Roxborough/Manayunk!!

Great mixture of old homes, new construction, and rehabs that combine the best of both worlds!

This is a rehabbed family town home with exposed brick wall and great finishes.  It really popped when we added some complimentary colors and textures! IMG_5545 IMG_5544 IMG_5540IMG_5555IMG_5549

A lot of house in a little package.  One of the best ways to show off the space you have is to put furniture in it.  I get this question all the time, doesn’t my home look bigger without furniture?  Not necessarily.  The right size and amount of furniture can actually make your home look bigger and will show buyers that their furniture will fit there too.

This is one of those properties that needed some furniture to show how much you can actually fit in the living room. When vacant it looked small and might have fooled buyers into thinking they couldn’t fit their furniture in the living room.  I added a sofa, a couple accent chairs and tables then voila a complete living room that still feels spacious.

I also staged the master bedroom that features a dressing area and walk out deck.

My favorite room would have to be the basement area.  Because it was a finished area I thought it was so important to highlight the potential of the space.  I got a little creative and here’s what I came up with.  It’s an office, relaxing, getaway room that I (personally) would use to do yoga.

Love this property, check it out courtesy of The McCann Team at Prudential Fox Roach.

Thanks for stopping in!

Philadelphia: Roxborough home staging

SOLD in 2 DAYS!  This house literally flew off the market after I staged it. Here’s the photos, hope you don’t like it too much cause somebody else already found it.  You know what they say early buyer gets the house…no one says that.

If you’re thinking about listing your home in the spring call for a complimentary staging walk through 267-335-4290.  It’s a good time to start planning and budgeting!

Roxborough Home Staging

This is a little over due and I’m pooped after another start to a crazy week.  But I had to share one of my stagings from last week.  This is a super cute rehab in Roxborough that I had the pleasure of staging.  The investor did a great job and the kitchen back splash…to-die-for.  Check it out!
