Federal Style Home Staging in Point Breeze Section of South Philly

1 Sep

A federal home generally has a whole lot of character on its own; You will notice the wainscoting, crown moldings, neutral colors…  Federal homes also tend toward “formal”.  So as the stagers, we wanted to make this house friendly toward a formal potential buyer, and also a more casual clientele.  We did this by using traditional styles of furniture, and including lots of small “eye-wink” accessories.  As you look through the pictures our of staging, notice some of the fun little accents- Furry pillows, our favorite books, and the pretty bodice coat rack!  We showed that a space can be both, sophisticated and and fun!

Keeping it Fresh in South Philly!

This wonderful property is located around Pennsport/Queen Village.

We look a slightly different approach to this property than we have done in the past.  We chose to use a much more neutral color scheme, and instead, create interest with patterns, textures and scale.

Queens Village Home Staging, Philadelphia PA

If I could pick a location, this would be it.  Queens Village has so much to offer.  Great restaurants, good food, awesome places to eat.  Guess everyone now knows the way to my heart!  In all seriousness not only are you close to great food but walking distance to shopping, nightlife and an actual grocery store (Whole Foods right down the street).

This property is so cute and has a really cool layout.  I wanted to show potential buyers that this home is broken up into sections.

On the first floor you have a great entertainment area.  A space for gathering, listening to music, fire-place, amazing kitchen and eating area.

In my opinion you don’t even need a tv on this floor (but it does come with the property, so why not?!).

The basement level offers laundry, 1/2 bath (great for guests to freshen up), a breeze through with enough space for a small desk and chair as well as a nice sized guest bedroom.  Consider this the guest enclave!

On the second floor you have a bedroom, full bath and an awesome lounge space.  Now this is where I would have my tv and comfy cozy sofa.

Number one because it is away from the entertaining area and second it is just below the master suite (when I fall asleep watching tv it’s not too much of a hike to bed!).

Lastly you have a spacious master suite on the third floor.  Although it may take some imagination this house upon close inspection has so much space that you can use any way you like!  Check it out officially here: Queens Village Real Estate.

Miss you guys, I’ve been swamped with personal decorating clients, I’ll make sure to keep posting when I can!

Queens Village Luxury Condo Staging Philadelphia, PA

7 Nov

Welcome to Queen’s Walk!

Queens Village’s new luxury rental town homes.  Having worked with this builder before (see Berks Street Staging) I knew these would be top-notch and they didn’t disappoint.

We wanted to complete the staging before a scheduled viewing on Saturday so I worked through the night (literally) to get it done.  In fact we worked by flashlight!  I had to go there today to take photos and make sure everything looked ok.

It was a crazy night but I couldn’t be happier with the turn out.  The windows in these properties are amazing.  I can’t get enough of the natural light that floods the living/dining room.

There is enough space for a family of 4 or 5 but enough luxury for a lucky bachelor.

Looking for a rental in Philadelphia, look no further!

Hope you like them as much as I do.

***What I’m listening to: Penguin Orchestra ‘Perpetuum Mobil’

What a crazy two weeks I’ve had.  Although I love some down time I truly love being in the field staging, decorating and doing all the things that I’m so passionate about.  Staging houses is what keeps me going even when running a business isn’t always easy.

Last week I learned that competition is tough in the city of Brotherly Love.  Unfortunately ‘bullies’ don’t disappear when you get out of school.  I won’t get into details but I learned a couple of things about myself as a business owner and as a human being.  I’ve always known I’m the non-confrontational type.  So when someone comes at me it’s my inkling to take it personally, to be deeply hurt and not to retaliate.  I’ve always been taught to treat others like I would like to be treated.

I’m not saying I’m going to be a pushover, but I have goals and plans for the future of my company.  My focus needs to and will stay on those goals and I won’t let anyone distract me from those things I’m working hard to accomplish.  My clients, friends and family know who I am and love me for those reasons.  That’s all that matters.

Whew, feeling much better already 🙂

Moving on…this house is gorgeous.  I staged the entry, office, living room, kitchen, dining area, bathrooms and master bedroom.  I can’t pick one thing I love about this property so I picked 2!  I love love love the high ceilings/giant bay window in the living room.  Absolutely stunning.  I can picture curling up and reading a book in that little nook.  The second would have to be the master bathroom, see for yourself.

Hope you love it and as always if you have any questions about home staging email amanda@sunflowercreationsonline.com

Last week was another wonderfully hectic week filled with two vacant stagings and a radio interview with KYW!  With that being said I am way behind on sharing our most recent stagings.  This property was staged two weeks ago in the Queens Village area of Philadelphia and I’ve been so excited to share it with you.

It is a little more traditional than what I’ve done in the past so I had a great time setting it up.  More importantly I’ve had two amazing side chairs in storage that I have been dying to use and this house was perfect for them.

I staged the entry, office, kitchen, dining and living rooms.  A simple staging like this is a great way to show buyers what the property has to offer without breaking the bank.  While I think it is important to stage bedrooms sometimes it’s not completely necessary.  In the case of this property the bedrooms are all nicely sized and because of budget constraints staging the main living area made the most sense.

I absolutely love the open flow of the kitchen into the dining and living rooms.  This would be the perfect home for a family with children or a young couple.  If you want to find out more about this property check out the listing.  As always if you have any questions about home staging or need help selling your home email amanda@sunflowercreationsonline.com.
