Highlights from a Home Stager: ODD SPACESEdition, Sunflower Creations, Philadelphia

Can’t wait to dive into this week’s photos, because we have been working in some very unique spaces these past few weeks!  A major part of our home staging philosophy is that functionality is #1- Ya gotta make prospective buyers feel at home, and one major aspect of that is showing them that the home can meet all of their lifestyle needs.

In some spaces, living is very easy-  In a large home, their are often ample rooms to accommodate office space, relaxation space, exercise space, what have you…  But in a smaller home, we have to work a little harder..

But, it’s a little more than just square footage…  Sometimes the shape of a room can really restrict furniture layout options.  And built-ins, fireplaces, stairwells, and windows can pose challenges too…  Enter, Sunflower Creations!

Here’s a look at some Odd Spaces that we’d staged recently:

7xx S. 2nd St, Queen Village Trinity Staging- Sold in less than 1 Week

This compact home features an entry level eat-in kitchen, basement living room with built in desk, 2nd floor bedroom suite, and 3rd floor bedroom suite.  The property is completely charming and completely lovely, but it has some real layout challenges.

When the kitchen is on a separate level from the living room, we like to make the seating area feel super-cozy.  Instead of a traditional dining table/chairs and table settings, we go for a more comfy/casual hang-out feel.

The living room is small and oddly shaped, and much of it is taken up by the built-in office.  But we created a clear TV area, and a little bit of common space everywhere in the home.

8xx N. 20th St- Fairmount/Art Museum Area Home Staging

My initial thought about this house is that its the one that everyone wants to hang out in because it’s really cool- but nobody knows quite what to do with it!  Seems like it must have been converted from a store-front to a home, and its got all these huge windows that offer amazing light, but zero privacy.  Limited wall space also restricts furniture arrangement a little bit.

We wanted to show off the window feature, but also provide privacy from the outside.  And we wanted to show people how to make the layout function, and also create the best first impression when prospective buyers entered the space.  We went with an asymmetrical layout because the room is not symmetrical, and we created little bit of a terrarium-feel, with lots of greenery to make the space feel homey.

10xx Spruce St- Center City Condo Staging

This 4th floor condo had an unusual layout.  Enter into this large living room, and proceed down 3 steps to another very large room that is way bigger than a typical dinning room.  Beyond that room is a stairway landing with a nook that just needs to be utilized, and then into the eat-in kitchen.  Bedrooms are on the level below.  So, this is a deceptively large 2 bedroom condo!  With so much room for sitting, and for eating- this one feels like an entertaining space to me!

The unit, and the building itself, were more traditional in style- see the light fixtures, windows, etc.  So we wanted to go a little more traditional with our staging, but still keep it contemporary to appeal to the modern buyer.

Although we are Contemporary Home Stagers, we playfully worked in a few more traditional looking pieces to compliment this slightly more traditional Philly home.  We know that “contemporary” is the look that helps homes sell- but, we also take ques from the property, itself.

We chose a fun periwinkle blue painted console/desk (above) and that big tufted armchair (below), mixed with metal accent tables, a sleek leather sectional, and contemporary patterned rug… blog11blog10…Nail-head adorned dining chairs with a very linear-edged glass-top dining table…blog12…And bunches of pillows mixed in with these industrial night stands…

22XX Reed St- South Philly Home Staging in Point Breezeblog18In this rehabbed home staging, we went rustic-meets-contemporary.  We brought in lots of greenery, pictures that feature elements from nature, and a nice big farm table in the dining room.  You’ll notice the dining chairs, counter stools, and bedroom accent chair are constructed from wicker, yet styled in an updated way.  And we threw in a muted city-scape, just to see if anyone would notice! blog19blog20blog21blog22blog23

blog13The light in this home is amazing!  With the bright white walls, and the blonde wood floors, we wanted to go with furnishings that created strong sillohetes, and then add in small pops of color.  Mid-century modern-inspired pieces work really well for this, and in funky, quirky Fishtown- why not!

Highlights from a Home Stager: October 2015- Sunflower Creations, Philadelphia, PA

In our eyes, every home is unique.  There is no cookie-cutter.  And every project deserves thorough consideration.

One of the best parts of my job, and one of the things I love most about being a home stager, is that every day is a brand new experience.  Each property we stage comes with its own set of challenges, and our job is to figure out how to portray every home in its best light.  We think about who is going to likely purchase the home, and how they will want to use the space.  We try to highlight the best features of each home, but we also consider the perceived negatives, and we try to provide remedies.

blog2This first feature is a 3 bedroom Northern Liberties new construction project.  We came in after the property had been listed for a while, and the big piece of negative feedback had been that there just wasn’t enough common-area living space.  The picture above shows the entry level kitchen with a very large dining area.  But the living room is on the 2nd floor, and is not very large.

The Gripe:  The majority of new construction home buyers are looking for that open floor plan that allows the whole family to be cooking, watching TV, doing homework, and taking a nap all in the same room.  And most families do not eat a formal meal together at the dining room table.

The Staging Fix:  We gave ’em 2 living rooms (and a place to eat together)!  That’s right- instead of feeling short on living room space, we created two living room options.  You can hang down stairs in plenty of comfort because we added ample plush seating around the table, and around the rest of the room.  We showed TV placement, provided counter seating, and addressed the need to accommodate a million different activities in 1 space.

What’s more, we gave them a dramatic living room on the 2nd floor, with a great layout that allows for a TV area, and a desk area, as well.

This is the main level living room, which seemed like more of an entry area when the space was vacant.  We added a love seat, accent chair, etc, and it became a great spot for reading, relaxing, or sipping tea.

Society Hill-  Six-Bedroom Restored Historic Home Staging

 This home is simple gorgeous!  The builder artfully mixed the original hardwood floors and beautiful stonework with the industrial stairwell, sky high raised ceilings, and modern kitchen.  We tried to do the same in our staging, mixing a sleek leather sofa with a pair of over-sized accent chairs.  We chose to stick primarily with elegant muted hues for the sophisticated and swanky main level.blog10 blog12 blog11And then we contrasted the more relaxed basement space with some fun colorful pieces, including this salmon-colored 2-seater chaise…

Philadelphia and Beyond: Highlights from a Home Stager, September 2015, Part 2

Happy September!

Hope you had a great Summer, but we are SOOO ready for Fall-  A break from the heat, along with a bustling season for real estate, and a bunch of new pics to share!

First Up: Before & After’s from a Fairmount vacant home staging

Lots of character here, what, with the exposed brick, slate/parquet flooring and dark wood paneling… On their own, the mixture of all these elements was a bit overwhelming.  But, the contemporary staging helped it feel more blended, more polished, and it DEFINITELY upped the charm-factor.

BEFORE- Vacant open floor plan feels a little rough around the edges.

AFTER- We went for a clean, but comfortable look. Large blocks of light, solid colors neutralize the space and help all the finished blend together.

BEFORE- The built-in dining nook is a feature that I, personally, always find super-charming. However, the overwhelming amount of wood, and the heaviness of the brick wall really seem to make the space feel dismal.

AFTER- We lightened the mood with art, accessories, an area rug (you see the corner of it in this shot), and actual lighting. We also included this small desk in order to make use of some “dead space”. We always harp on this, but in smaller homes, it is so important to show people that every inch is functional.

BEFORE- This kitchen is small, and not real modern. There is no denying that.

AFTER- But who doesn’t want open shelving (even just a little bit!), and don’t we all love an open pass-through, as well?

Suburban Townhouse Staging in Chalfont

This Bucks County townhouse was sitting vacant on the market for months, and getting no bites.  After a change in realtors, we got called in to freshen up the listing.

This home features some taste specific elements, such as bold paint colors, stained glass window, and wall paper.  We are not saying that any of these elements are at all distasteful- it’s just hard to please everyone!  Our goal is always to help attract the most number of potential buyers, by making the space appealing to the greatest number of lookers.  This means helping potential buyers see the full potential of the home, beyond wall coverings, etc.  We do this by (a) taking care of easy changes, such as switching out taste-specific window treatments for something streamline and contemporary, and (b) emphasizing the many positive features that the property has, such as great light, terrific layout, spacious rooms…

Red walls are not for everybody. Painting is an easy change for new buyers, but it is important that they see potential beyond the paint color.

Queen Village- Home Renovation, Design Consultation and Home Staging Inovation by Sunflower Creations

IS9dkdpjniwmwx1000000000 This was one of those projects that really rests close to the heart!  You could tell that the homeowner had much love for the home, and working through the renovation process from beginning to end with him was like watching a flower bloom.

We met with the home owner back in July, right after he and his family moved out of the house.  A little background:  Our client bought the home right out of college, and eventually transitioned it from bachelor pad to family home for his wife and two small children.  But, as the family grew, the house seemed to have shrunk, and this crew found more space in the suburbs.

The home-owner knew that he had a jewel, situated in the heart of Queen Village, surrounded by fabulous restaurants, shops and greenery.  He also knew that this jewel needed some polishing, which is where we came in.  We walked the property top to bottom, inside and out, and provided a consultation report that outlined all of our pre-sale renovation recommendations.

We came up with a 5 page renovation list, which included paint color selections, kitchen and bathroom upgrades, detailing such as replacing  switch plates, shower curtain rods, etc–  And everything in-between.  We love the character of this home, and we know that people who are looking to buy in this neighborhood are generally looking for some character.  (See the tera cotta kitchen tile, brick work, Mexican talavera tile work throughout the home, dark cherry cabinets, and original red pine flooring.)  So, we suggested keeping many of the existing finishes, in order to focus the bulk of the budget on upgrades that will help increase sale price.

Next, this home owner got to work!  …And we must say that he did a phenomenal job managing the renovation.  We visited several times throughout the process to run through our initial list with him, and make updates as needed.  He spent weekend after weekend punching every item on our list, and here is his finished project after staging:

He original paint colors were very warm burgandies and golds.  They seemed natural in the space, but they were very dark, and made the space feel small. We selected a light, neutral palette, which really opened up the space.  Then we used some of the original warm colors as accents.  ISx7wlzhomf0mx1000000000

We’re always blabbing about how staging a vacant home makes it feel lived in, cozy, and energized–  Yada, yada…

But we do not talk as much about the other scenario- The lived-in home, that appears, perhaps, a little too lived in, too cozy, and too energized!

Now, we are not just Stagers;  We are human, too.  And we know a few things:

Um, well, some of these statements are true…

So, when we get called to consult for a lived-in home staging, we start with a walk-thru, and end with a room-by-room plan of attack.  We know that in many cases, we are the last call before the property gets listed, so at this point, home owners are not looking to do major renovations (Although, if they are, we can manage those projects, as well).  In many cases, we are called in to fine tune.

We were asked to consult with these Headhouse Square home-owners/sellers,  in order to create the best presentation for showings.  I must say that these guys did an amazing job of decluttering and depersonalizing.  Ironically, the home-owners told me that they had pared down so much before listing, that they had been repeatedly told that the property looked sterile.

We brought in some generally appealing art and accessories to mix in with the homeowner’s beautiful book collection.  We also packed away a ton of books, and rearranged shelves to create maximum impact for MLS photos and showings. We did similar reworking throughout the house–  Moved art around, added focal points, created storage solutions for the kid’s rooms, and provided a quick pre-showing check-list for the home-owners to follow at a moment’s notice.

When we consult on this type of project, one thing we really keep focused on is how to make it work for the life-style of the home-owners.  We assisted a Queen Village family with three small children.  They had this fabulous entry parlor with a cool modern fireplace, but because of their busy lifestyle, the space had become a bit of a mud room.  It (a) did not make the phenomenal impact that they wanted potential buyers to feel upon entering the home, and (b) called attention to their need for more closet space.

We provided paint color suggestions for some accent walls throughout the home, a de-cluttering plan, and staging for the newly-fabulous entry parlor!

(Before and After!)leithgowWe also used a trunk with storage as a coffee table so that the home-owners could stash our breakables away from the kiddies between showings.  Then all they had to do was whip out our pictures to reference, reset, and go!

Next, we run over to a Society Hill condo with amazing views and need for just a little space planning!  These sellers had some really cool furniture, and we removed about half of it!  We flipped the sofa around to open up the space, and to draw the eye to the beautiful skyline.  Just a little more rearranging, decluttering, and primping before photos/video/listing

Incidentally, two out of the three properties featured above sold in 47 days and 14 days!  The average number of days-on-market for Philadelphia homes in 2013 is 84 days.
