Highlights from a Home Stager: A TRADITIONAL NEWER CONSTRUCTION HOME IN MANAYUNK- Sunflower Creations, Philadelphia

New clients often ask us how we categorize our style of design.  We tell them that, overall, we consider our staging style to be contemporary- regardless of the style of the home, contemporary furnishing feels crisp, neat, and fresh.  This is generally the is the image you want to project toward prospective buyers when they come to visit the home.

That said, we always take into consideration the style of the subject property, and how that transfers over to the prospective buyer.  From there, we tailor our work to enhance the style of the home.  And in this particular home, we went with a more transitional staging.

This beauty was built in 2011, and offers every modern luxury one could want.  You’ll notice that it has a bit of an Old World/European influence- with the Juliet balconies, wainscoting, and fancy stonework facade.

Overall, Manayunk is a fun little town in the Northwest pocket of Philadelphia.  It’s known for having lots of restaurants, clubs, shops, festivals, and hills (Speaking of which, we are actually just days away from the legendary Manayunk Bike Race on June 5th).  But back to staging…the buyer of this home is going to be someone who is looking to live right in the middle of it all.  We wanted to make it fun, comfortable, and relaxed, but in a grown-up sort of way.

We actually based a great deal of our selections around the homeowner’s existing curtains (which I LOVE!).  They seemed to really encapsulate the over-all feeling of the home.  The colors are subdued, the texture is light and airy, the drapery is elegant, and the design is sophisticated without being stuffy.

Highlights from a Home Stager: RECENT FAVES Edition

I’m not gonna lie- I just couldn’t think of a great underlying theme for this weeks post.  So, friends, I’m just gonna give it to ya’ straight- Here’s a little collection of some of my favorite stagings our team has put together in the past couple of weeks!

SOUTH PHILLY:  8XX Pierce St in East Passyunk

I love this one because I thought the staging really brought out the beauty in the character of the house.  The walls are painted in slightly darker colors than most South Philly rehabs that we see, and the stained natural wood accents are unusual as well.  The hardwood floors are beautiful, but also bring a lot of personality to the space.

So, we really wanted to do a staging that honored the classic elements of the home, but made it feel very contemporary at the same time.  We also chose to stick with solid blocks of neutral colors in the furnishings and area rugs, and I think that really helped to soften and blend the natural wood tones  into the space.

NORTHWEST PHILLY:  78xx Provident Rd in West Oaklane

Just for a little perspective, the first shot is the vacant space before the staging…  Look at the difference!

Maybe it’s just that chair, but when we were finished with this staging, I kinda wanted to stay and relax in this house!  I love how the lighting is really bright, yet soft at the same time.  It felt very cozy and comfortable- which is exactly the feeling we were trying to create.

WISSAHICKON:  44xx Mitchell St in Roxborough

When I walked into this vacant property, it had a bit of a “surfer bungalo” vibe.  It’s not a bungalo at all, but I think I was feeling the wood-paneled island, the vintage/industrial style pendants, and the amazing sliding barn door (below)…  And it felt a little artsy- which I LOVE!

It’s the Wissahickon- it’s down to earth, nature-loving, casual (but still classy)- and, its my ‘hood- so there’s a lot of pride in this one!  We really wanted to create living areas that felt hip, comfortable, and multi-functional.  (I’d want to live in this house!)

This property had been listed on the market vacant for quite a while.  We were called in to breath some new life into the space- We call this “A Refresh”- and we hope it will spark new interest among potential buyers.  Often, vacant listings get overlooked by potential buyers, simply because (maybe even subconsciously) the thumbnail photos used to attract attention online are not that interesting.  And, often, without any furnishings, vacant home photos are very confusing because they offer no sense of scale or point of reference for viewers to understand layout.

Fishtown Home Staging Philadelphia

So the talk of the town last week was the earthquake that strolled through Philadelphia.  I was driving my little truck through Conshohocken and noticed people leaving the Ikea corporate building, thought there was a fire and went about my business.

I marched right into Ikea and everyone was strolling around aimlessly with no clue about the earthquake.  I found out 10 mins later when my husband was finally able to reach me.

Now let me preface this by saying, I understand this was very minor.

HOWEVER, don’t you think Ikea would be the first place people should be evacuated from in the event of an earthquake?!  There are literally tons of furniture stacked high on shelves.

And I digress… Totally unrelated to this weeks post about a cute as a button home in Fishtown.  I staged this two weeks ago and had a lot of help from the builder.

It’s always great to have artistic freedom when staging properties but I can appreciate when a client likes to be involved.

This property is loaded with space and has an amazing kitchen.  I love how it turned out and can’t wait for the right buyer to come along.
