Bella Vista Philadelphia Home Staging

It’s about to get lofty!  I think the team at Sunflower would agree that every home staging we do offers its own charm and character.  They have a personality each to their own.  This property in beautiful Bella Vista located in the Hawthorne Lofts is no exception.  I’ll stop chattering on and let the photos do the talking.

Turn Key Interior Design Philadelphia- Part 2

Welcome to Part 2 (see part 1 here) of our Philadelphia turn-key design post.  I’m so excited to share more of this interior design project with you!  We’ll guide you through the rest of the lower level which includes two kids’ bedrooms.  I loved working with these spaces because they were a little small and somewhat challenging and I love a challenge 🙂

This is the owner’s daughter’s room.  She’s eight so I really wanted to give her something fun and playful that she could enjoy now but grow into.  I don’t know a girl or a woman that doesn’t love pink so it only seemed fitting to incorporate it into the design.  Because the bed is a bold raspberry color I wanted to neutralize the rest of the furniture.

 

Off in the corner we used a ghost chair  to add seating without making the space feel crowded.  Playful prints on the pillows, rug and curtain make this a fun kid-like space.  DSC_0085

Now we come to the boys room.  They’re heading into their teen years so it was more a space to crash and hang with friends.  The funky orange chair and custom reclaimed desk gives them a place to study while the lounge chair adds extra seating and folds out into a twin size bed for a friend!  Maximizing the space was our main goal.  We had perfectly spaced cubbies for two matching twin beds.  I chose a mature bold stripe for the bedding and like their sister’s room tried to make it fun without being too child-like.  Funky artwork and rug complete the space.

Art Museum Area Home Staging Philadelphia

Another exciting home staging by Sunflower Creations!  Colorful accents highlight the artful charm in this amazing Fairmount property.

 The yellow pops in the living room add some cheerfulness while the textiles help to soften the rawness of the exposed brick wall.  We hope you enjoy this staging!

Turn Key Interior Design Philadelphia

I am so excited to finally share this with all of you!  We just completed the install of this beautiful rehabbed condo.  Within 6 weeks time we were able to turn this empty post-construction site into a home away from home for our wonderful client.  I have lots of photos to share so this will be a 3-part series.  Let me walk you through the main living area and share some of my favorite design elements.

 One of my absolute favorite pieces in the entire 3 bedroom condo is this re-claimed bookshelf.

Our client wanted a cozy feel for their basement living area.  So we created a chill place for friends and family to hang or curl up and watch a movie.  Warm tones and low lighting add to the comfortable element.

Using a mixture of finishes gives the space a funky vibe.  We combined the soft upholstery with a metal coffee table, reclaimed bookshelf and tv stand.

I just love how the reclaimed wood of the tv stand works with the natural stone wall.  The living area is also the entry point to the condo so we needed to create a place for shoes and coats.  This bench adds some seating with storage underneath.  We also added a mirror for final checks as they walk out the door.

This fun metal sign points guests in the direction of the bathroom.

Warm Cheerful Staging Fairmount-Spring Garden Philadelphia

Last week we had to the opportunity to stage this beautiful home in the Fairmount section of Philadelphia.

The dining room walls are very colorful to accent the warmth of the yellow we used ivory furniture. The table is set with soft flowers and a pop of red to incorporate other rooms. The area rug under the table adds subtle texture and pattern to the space. While the mirrored piece of art adds some geometric lines to the room and enhances the brightness.

Tip: Add a mirror across from a window and it will reflect light into a room.

The upstairs den in this house has warm walls. We took neutral colors and a coordinating color to soften the walls. The accent color we used is yellow, which is associated with joy and energy. We wanted to fuse the same color scheme in each room so the entire house looks cohesive. The coffee table we picked has a glass top to help the space feel lighter and brighter, while the base is a a dark geometric.

The bathroom needed a few accessories to liven the taupe colored walls up. Use flowers to soften and add some organic lines throughout the space.

In the bedroom we incorporated contrasting colors such as this red found throughout the house. The dark color brings a comforting nature to this space. The pop of colors in the flower and lamps tie in this color scheme and do not overpower the room. Using a neutral and patterned area rug, gives the room another layer of color and texture.

A Well-Loved Home in Bella Vista- Staging by Sunflower Creations

27_6349838_5_1394575135_636x435While this house has been updated with a sale in mind,it comes with a lot of personal style throughout.  We see this a lot in Bella Vista because many of the homes for sale have been lived in by the seller.  I say this in contrast to many of the stagings we do in other areas, where the majority of the homes are rehabbed by developers with a quick sale in mind.

While many of these types of “flip” renovations are beautifully finished as well, you will not see:  A Variety of unexpected paint colors, surprising coral glass tile bathroom, marble fireplace…

We love these features, but from a staging perspective, these are things we want to neutralize.

Remember our goal- attract the greatest number of potential buyers.

Charming home staging in Glenside, PA

A little back story on this property.  I like to ‘dream search’ homes in Philadelphia and surrounding suburbs.  In case you don’t know ‘dream search’ *patent pending 😉 is the act of searching for a home when you have no intention of moving in the near future.  On multiple occasions this very house came up in my search and I just adored the exterior and one-of-a-kind details (see stained glass windows in dining room).  So, you must understand how elated I was when the owner called for our help.

This property has been on the market for over 6 months with tons of traffic and no offers.  As I mentioned this home has buckets of charm it just needed our help to showcase all the great features and to pull it together.  While it has charm the empty rooms lack warmth.

With the addition of soft textiles like rugs, upholstered furniture and additional window treatments we brought some lively hood back into the home.

Art and mirrors add pops of color and light.

One of my favorite accomplishments with the property was the kitchen.  The homeowners did some renovations and added a gorgeous glass subway tile.  But the placement of the butcher block  island seemed off.  So we relocated it (love movable islands!) next to the refrigerator which also seemed lost off in a corner by itself.  Added bonus the butcher block is now close to the fridge and can serve as a great work space.

All in all this staging was a success and I anticipate an offer for our clients in the near future!

Bella Vista Home Staging by Sunflower Creations

We got to play around with some modern and modular design, and use some of our furniture faves.

Blending In to Stand Out- Fairmount Home Staging by Sunflower Creations

23rd1   This was a super fun project because this Fairmount home has so much unique detail- I was in love the moment I saw it!

Brocade pattern wallpaper, intricate tile work, stained glass, and extraordinary woodwork all command your attention.  And, although these elements all lend to a traditional ambiance, we wanted to show how contemporary design fits right in.  We wanted to go with pieces that would not detract from the home, itself, and also that would lighten some of the heaviness of the colors in the space.

Additionally, we wanted to explain furniture layout.  Because the living room is very large, and the fireplace is right in the middle, we wanted to assure potential buyers that they can utilize the natural focal point, as well as the space around it.
