Highlights of a Home Stager: Making the Most of Small Spaces

22 Aug

Living in the heart of the city has many perks, but you often have to give up some living space in exchange. We’re here to show you how to make the most of your small living space situation!

genMid.7194564_A

This unit had a decent sized open space for the living area. We wanted to showcase just how large that room was by creating three separate spaces within it. First is the living room, complete with enough seating for four. Bringing the sofa to the center of the room creates a great focal point!

genMid.7194564_2_AWe also wanted to show potential buyers that there is more than enough room for a formal dining area in this Spring Garden condo.

genMid.7194564_3_A

With more room to spare, we created a small office area within the space, creating the perfect trifecta of all you could possibly hope for in your future home.  With some careful space planning, and thoughtful furniture selection, we can make any space the perfect home for your potential buyer!

Highlights of a Home Stager- Neutrals Don’t Need to be Boring!

8 Aug

One of the biggest tips we give when it comes to staging a home is to try to keep it neutral- the goal being to appeal to the masses. But that doesn’t mean it has to be boring! Take a look at this recent staging on Pulaski Ave.

genMid.7220532_1_0

We went with neutral furniture that showcases the large, open, living space, but added pops of color and texture to give the home some excitement. Reds and oranges are bold, so it’s best to use them sparingly. We’ve coordinated the throw pillows with the art hanging above the sofa to create cohesion. The ruffled pillow and the chevron rug break up the sea of beige and brown and add some much needed texture.

genMid.7220532_2_0

We used a textured rug and metallic centerpiece in the dining room, keeping the colors neutral. A glass top dining table not only adds a new element to the room, but creates the illusion of even more space in this open floor plan.

genMid.7220532_8_0

We brought the red accents into the kitchen with some colorful cloth napkins that really tie the entire space together. It’s very easy for potential buyers to see themselves in this home and call it their own.

Highlights from a Home Stager: The Listing Photo

27 Mar

Home Staging, South Philadelphia

Hi Everyone!

In our last couple posts, we spoke about staging for vacant properties, as well as staging for occupied homes.  We discussed why staging helps listings sell, and some tips and tricks on how to start staging on your own.  And, we also mentioned some ways that we pro-stagers can help you take things to the next level.

Today, we’re talking about the power of high quality, professional listing photos.  According to Philly’s Mike McCann, The Real Estate Man:

“Professional photos are the first impression one gets when viewing homes. As we all know, first impressions are lasting ones. Nothing is more important in this day and age of the internet than using professional photos to market and represent a property. It will increase the actual activity on the home dramatically, help sell the property and create desire and appeal to the buyers and their friends or family who view it.”   (More from The McCann Team)

The goal for great MLS photos is to act as a preliminary tour of the property.  You want to provide prospective buyers with an understanding of the rooms and their relation to one another.  And, of course, you want to make the property look as good as possible. A professional photographer will produce high quality images.  They will use a lens  that captures a wide angle view of each room, which will provide a clearer understanding of the layout.  They will know how to get the best light and how to get the best angles.

So, what else do they know that we don’t?  We’ve reached out to our go-to Pro-Real Estate Photographer, Kate Devlin for some insider tips on what we, as stagers, and you, as sellers, can do to prepare for the shoot.  Here’s Kate’s Top 5 Tips:

  1.  Stash all the last minute stuff– As part of your staging, you’ve cleared the magnets from the fridge, you’ve streamlined the wall art, you’ve packed away the majority of the knick-knacks.  But, there’s those lingering items that you can’t just pack away just yet.  The good news is that for photos, you can hide those items in your freshly cleaned out closets.  Stash the toothbrushes, shampoos, soaps.  Clear towel hooks and coat racks.  Hide the pj’s under the bed.  Tuck away the kitchen sponge and random counter items.  And, conceal the kids toys, aside from those neatly displayed in a child’s bedroom or playroom.  Kate says that some clients have been known to pile additional clutter at the far end of the yard or even in the car just to get it out of the way for a great photo shoot.

    6

    Home Staging, Art Museum Area

  2. Lighting- Make sure all light sources have the proper bulbs.  Kate says that a day with light cloud cover is ideal for shooting (as opposed to a super bright sunny day that will produce photos with harsher color contrast), but you just don’t always get that.  Her preference for windows is a clean line window with adjustable blinds but no fabric curtains.

    13

    Home Staging, Francisville

  3. Consider scale & eliminate anything that isn’t right.  If you know your huge dining set isn’t right for the space, consider purchasing or renting a substitute that will not make the space feel small.  Huge pieces of artwork can also overwhelm a small space.  A space-saver shelving unit can make a small bathroom look even smaller.  And even something that seems as minor as a bath towel on a hand towel ring can throw off scale and confuse perception in a big way.

    7

    Home Staging, Fairmount

  4. Keep a few props on-hand.  Now that we’ve told you to put all your décor away, it’s a good idea to have a bowl of fruit and a vase with flowers waiting in the wings.  As a stager- I tend to think of décor in terms of low/wide items, and tall items.  So a bowl with fruit and a vase with flowers are great props because they can fill in where needed, they move from room to room easily, and they add just the right about of color in a natural way.  Fruit and flowers also tend to be easy to attain, inexpensive, and style-neutral.

    9

    Home Staging, Point Breeze

  5. Know what to expect when the photographer arrives.  Kate says that when she shoots, for the most part, she’ll stand at the far corner of the room and her wide lens picks up everything. It’s best if at least 1 floor is completely ready to go when she arrives so that everyone else can go to another floor of the home while she shoots.  Definitely have pets corralled before the photographer arrives, and plan to keep them contained until the shoot is complete.

So, thanks to our readers for hangin’ with us today!  Come back next time to learn a little more about “The Staged Look”.

Highlights of a Home Stager: Neutral Bedroom Stagings

2 Aug

When staging a bedroom the rule of thumb is to keep it neutral. You don’t want to turn off a potential male buyer with a feminine bedroom, and visa-versa.6881134_21_0

Keeping a bedroom neutral doesn’t mean you cant use any color. The bigger items, like the comforter and furniture should be neutral, while accessories and throw pillows can be used to add pops of color. Bright blues are a great gender neutral color.

288537c1D67F4Cf-6938167

For a more “Country” feel we used a cream comforter with accents of reds, blues, and yellows. G6847236_0_AFBAqf

Green is one of those colors that doesn’t have specific gender connotation. The pops of green took this monochromatic room from masculine to neutral.27_6835208_13_1469715803_636x435

Light greys make for a softer neutral combined with dark wood furnishings.

ISizilao8o2agw0000000000Beige and black set the neutral tone for this bedroom with pops of greens and bright blues.

ISukzlq39oompi1000000000Although, sometimes you just gotta throw the rules out the window and have some fun with color!

Highlights of a Home Stager: Nooks and Crannies

19 Jul

genMid.6898064_3_1Philly is busting at the seems with industrial lofts turned apartments, but not everyone can see the potential in an unfurnished open space.

genMid.6898064_8_1

Lofts are filled with unique nooks and crannies. To some they might seem like wasted space, but when staged this nook makes for a perfect sitting area, unlike any you’d find elsewhere.

genMid.6898064_12_0

An open air loft is a huge selling point, but if it’s undefined it may leave home buyers wondering what use it could serve.

genMid.6898064_22_0

Giving the loft a defined purpose shows its potential.

genMid.6898064_16_0

There’s no denying this place has character!

Highlights of a Home Stager: Streetcar Suburb Home Detailing

5 Jul

6980822_1

With big homes comes big clutter! You would think a home like this would sell in a heartbeat because of its beautiful architecture and history, but a few cluttered rooms is all it takes to turn a home buyer off. I’ve always found that the more space I have, the more mess I make, and this home had a lot of space! We went room by room collecting the clutter and revealing the beautiful home underneath it all.

6980822_4_16980822_2_1

This entry sitting room was undefined with a too large rug, multiple sofas, floating side tables, and boxes of odds and ends. We cleared out the knick-knacks, angled the furniture towards the focal point, and finished the room off with some light accessorizing.

6980822_6_0

The dining room was filled to the brim with an antique China cabinet and credenza. When you live in a home these pieces are a great way to display your beautiful collections, but when trying to sell a home they can fill a space and make it feel much smaller than it actually is. A little decluttering, and furniture storage leaves a bright spacious dining room.

6980822_11_06980822_12_0

The formal living room had some amazing pieces, but there was so much clutter distracting from them, they almost disappeared. Now the green leather sofa is the show stopper it deserves to be, beautifully accompanied by two antique needle point arm chairs. 6980822_17_0

This airy office is a room some home buyers can only dream of! We kept the floor plan open to leave room for the imagination. These rooms are so large, anything is possible!

6980822_14_06980822_16_0 (1)

An adorable day bed is the perfect set up for a family with children! It even has space for a desk for all that homework!

6980822_19_0

An attic bedroom that looks like anything but! The light bright colors really make this 3rd floor bed room seem open and airy.

Highlights of a Home Stager: No Staging Too Small!

21 Jun

Stagings can be helpful to properties large and small. While large spaces can be overwhelming to home owners, small spaces usually make it hard for buyers to realize their potential. Staging is the best way to show someone that the space can fit all you need.
img

For this studio apartment, we used every inch of space in a functional manner. The hall entry was equipped with two large closets, making the closet in the living space redundant. We used a small bar table to create a much needed dining area.

img

The living area in the studio was designed using small scale furniture, which showcases the room for comfort with out overwhelming the space.

And finally, the kitchen. Accessories make it more welcoming, and functional.

Highlights of a Home Stager: Lofted Living

7 Jun

Lofts are becoming more and more popular as builders continue to convert historic building into living spaces. Living in a building rich with history has become quite sought after, but can come with many complications.

genMid.6928248_13_0

A large problem with lofted living spaces is a lack of adequate lighting. When staging lofts we use many table lamps to adjust for the minute overhead lighting.

genMid.6928248_8_0

A flowing layout is important, much like with any other open floor plan.

genMid.6928248_7_0

Another problem that often arises when turning an industrial loft into a home is the lack of natural lighting. This loft installed a glass window in the guest bedroom to allow natural light from the living room windows to reach it.

genMid.6928248_4_0

Bright art and light colored bedding distracts from the fact that room does not have exterior windows.

genMid.6928248_12_0

Many industrial lofts have exposed ducts, which add interest, but can also get in the way when designing. Staging these areas shows prospective buyers that the ducts don’t have to limit their furniture layout or design.

genMid.6928248_16_0

The loft’s master bedroom has the same problem of a lack of exterior windows. To allow natural light into the room the architects decided to refrain from adding a door to the bedroom. We once again used light colored bedding to create a brighter atmosphere.

Highlights of a Home Stager: Functional Design in Small Living Spaces

24 May

City living comes with some great advantages, but with many disadvantages as well. One of the largest complaints of city living is the lack of living space. Part of our job is to comfortably create two living spaces within one.

6894812_1.jpg

This living space needs to have a duel purpose, both a comfortable and inviting living room, and a designated dining area. Using a glass dining table creates the much needed dining area without taking up visual space. A creative solution to a small space problem.

6894812_4_1

The home’s design made the most of the small living space. An added counter creates more dining area great for morning coffee or entertaining guests.

6894812_6_1.jpg

Creating duel function living spaces means more room for the bedroom. This spacious bedroom is a bright retreat in a condensed city apartment.
