Happy New Year! from Sunflower Creations, Philadelphia’s Home Stagers

Well, we certainly hope you all had an excellent holiday season!

The Sunflower Creations crew had a nice refreshing week off, and we’re Super excited for a busy kick-off to 2015.

In 2014, we helped nearly 200 realtors, real estate developers, home owners and rehabbers get their properties sold, at listing prices ranging from $150,000- $Million+.

We staged new construction, rehabbed properties, and lived in homes all over the city of Philadelphia, Main Line and Montgomery County suburbs.  We also expanded our geographic range to include Bucks County and even New Jersey.

In addition to home staging, we’ve also had the pleasure of working on some fabulous interior design projects, and preparing finish selections for our builder clients.

“There’s No Place Like Home for the Holidays” Countdown with Sunflower Creations, Philadelphia Home Stagers

Well, it’s mid-November- just about the time when we all start thinking about turkey, tinsel, and cozy nights by the fireplace.  But, lots of people out there are hoping to enjoy their holiday season in the warmth of a new home.

Over the last couple of weeks, we’ve seen a major bump-up in home sales, and we are staging our hearts out to help sellers secure buyers before the end of the year!

If you have a listing that just isn’t attracting the attention it deserves, now might be the right time to stage it.  Staging attracts potential buyers to your online property listing, helps them understand furniture layout, and creates the “warm and fuzzy” emotional appeal that makes a house a home.

Is it the end of August already??? Non-Stop Home Staging for Sunflower Creations!

Where has the summer gone???  It seems like just yesterday, we were gearing up for Spring market, and here it is, almost September!

It’s hard to believe that The Fall market is just around the corner.  But, the phones are ringin’ like crazy and we’re hitting the streets of Philly, visiting properties and delivering proposals!  Realtors, developers, and home sellers are all setting their sights on September listings (and, hopefully, sales!).

So, without being to wordy, I just thought I’d post some pics of some of our favorite rooms we staged over the summer of 2014.

Sold in 3 Days! Historic Philadelphia Home- Staging by Sunflower Creations

This Fitler Square gem was built in 1831, and thoughtfully renovated with all modern conveniences.

Using a mixture of “ours and theirs” we helped these super-awesome sellers de-clutter, neutralize, and address some confusing issues.

27_6427958_7_1406001494_636x435Upon our first visit, the sellers gave us some history on the home, and the way they had used it.  They had used the dining room as an entry, the living room as a dining room, and the loft as a living room.  Hey, whatever works for you works for me, but…  It does not work for potential buyers!

The other big issue was that they had 3 potential master bedroom options, and pros/cons for each.  We talked a bit about who their potential buyer might be, what type of lifestyle this house would need to support, and how they might want to use the space.  Normally, we try to always “pick a side”- tell the story…  That’s our job!  But, in this case, their were three very compelling arguments, and  we really wanted to cover all the bases.  We wanted to make this the perfect home for just about anyone who walked in the door.  Soooo, we decided to stage all three options as bedrooms, with components that gave the indication of how else the space could be used.  We wanted to make each option warm and cozy, so that every potential buyer would, first, fall in love with the space, and then figure out the specifics, based on their own needs.

Here is the first master option, the one that the sellers had used as their bedroom:

27_6427958_13_1406001494_636x435Located on the 2nd floor, it is the smallest of the 3 spaces, but it is attached to a beautifully renovated bathroom.  They felt as though this was the least exciting room in the house, and they wanted to reserve the more “special” areas of the home for the majority of their waking hours.

Option number two:

27_6427958_10_1406001494_636x435This open space could easily be enclosed, and it has this massive walk-in closet.  The sellers had used it as their home office space, which also makes a lot of sense.  So, we staged it as a bedroom with a built-in office area.  A young professional buyer might love the modern feel of the openness, along with the multi-function.  You also get great light, and a fireplace!

27_6427958_15_1406001495_636x435 27_6427958_14_1406001494_636x435This loft space is AMAZING!  A couple with children might love the privacy that awaits on this third floor oasis.  Its got a fireplace, charming built-in window benches, and a private balcony big enough for a barbeque and nice-size umbrella table.  The space is large enough to have additional function as well.  But, if an older couple looking to retire to the city (which has become a popular trend) were to see this home, they may not want a 3rd floor master.  So, we wanted to show that this space could be a den or a guest bedroom, as well.

We also helped warm up the finished basement.  The seller had bought the home as a duplex, originally.  He lived in the basement unit, and rented out the upstairs.  After combining the two units into one house, the basement was refinished and turned into a laundry room.  And it just felt a bit cold, with the tile floor, bare walls, etc.  So, we wanted to provide, yet another bedroom/rec room option (teenager’s dream!)

We were really happy with the results on this one–  We staged on a Thursday, the realtor held an Open House on Sunday, and the property was under contract by Thursday!

Occupied Home Sellers: Home Staging Consultation Helped Sell This Home Fast- Call Sunflower Creations!

smedley2It was a major curve ball for this young family when they received word of a necessary work-related relocation.  They had bought this Girard Estate town home just two years ago, with the intention of raising their 2 small children here.  They had completed a variety of cosmetic renovations and upgrades when they got the news- time to sell!  They were really concerned that they could sell at a price that would pay for all the work they had done, so they called us to help them present their home in the best possible light.

We came in for a consultation, and learned that we would be doing an occupied home staging.  This means the family would be living in the staged space until it sold, and we would be working, primarily, with the existing furniture and accessories.

The first big challenge was the entry area.

This home has a really amazing entry, with a huge window that offers great sunlight.  You can see the half-wall in the above photo separates the entry from the living room.  The problem is that the entry space is just too big to be “just an entry”, but to divided to be part of the living room.  We wanted to incorporate the divided areas in a way that shows potential buyers that the space functions and flows at 100%.  At the same e also wanted potential buyers to be able to easily identify the separate functions that the space provides: “entry”, “reading nook”, and “main living space/TV area”.  This was a SUPER-important showing concern, because this area is the very first thing the potential buyer sees when entering the home for the first time, and the first impression forms right here.

smedley3The sellers were self-proclaimed DIY-ers and Thrifters (right up my alley!)  They had some really cool stuff, and eclectic arrangements.  Lots of mixing and matching- Great for personalizing a home, Not great for selling one…  So, another part of this project was helping the sellers simplify and neutralize.  We put together floor plans for the sellers, which detailed furniture layout and furniture reordering.  We moved some things around to open up and define space,such as changing the direction of the bed in the master, and creating the L-formation in the living room.  We created a bar area, again, providing purpose for the pretty large space between the living room and dining room.  We moved some pieces to different areas of the home.  And, we got rid of everything we could before the property was photographed for listing.

smedley5 smedley6 smedley7 smedley8 smedley12 smedley9 So, we basically put together a home staging instruction manual, then we came back to do the finishing touches (detailing for photos, hanging art, that kind of thing).  But the sellers did a TON of work here in preparation for their listing, and they did an EXCELLENT job (with an infant and a toddler!)

The house sold in just 40 days, and these guys are California-bound.

If you are a regular reader, you know that our last post was a Callowhill loft condo that went under contract super quick.  Sorry to be repetitive, but this one went under in just 32 days–  if you remember, the average number of days on market for a Philadelphia residence is around 78 (Source)— Yay!

Loft District Condo Sold in 36 Days! Home Staging by Sunflower Creations

According to recent stats from University of Pennsylvania, the average number of days on market for Philadelphia homes is somewhere around 78, so we are super-excited that this Callowhill loft went under contract in half that time!

Once thought of as the neighborhood segmented for manufacturing and factories, developers have employed adaptive reuse to convert bunches of abandoned warehouse-type buildings into open, rugged living spaces that have tons of edge.  And with new hot spots like Union Transfer and Prohibition Taproom, this neighborhood is on the rise, and with an attitude!

We got the call because the open space can be really confusing for potential buyers.  In a empty room with concrete floors, massive windows and enormous floor-to-ceiling pillars- where does one put the TV?  Where’s the office go?  Where do we eat?  Through staging, we wanted to show every bit of function this condo has to offer.

This beautifully renovated 3 bedroom/2.5 bath home is in a fabulous location, and has plenty of living space, with a finished basement and a nice yard.  We were called in to address the vertical layout, which can be a challenge for potential buyers when it comes to envisioning the space.
