Highlights of a Home Stager: Streetcar Suburb Home Detailing

With big homes comes big clutter! You would think a home like this would sell in a heartbeat because of its beautiful architecture and history, but a few cluttered rooms is all it takes to turn a home buyer off. I’ve always found that the more space I have, the more mess I make, and this home had a lot of space! We went room by room collecting the clutter and revealing the beautiful home underneath it all.

This entry sitting room was undefined with a too large rug, multiple sofas, floating side tables, and boxes of odds and ends. We cleared out the knick-knacks, angled the furniture towards the focal point, and finished the room off with some light accessorizing.

The dining room was filled to the brim with an antique China cabinet and credenza. When you live in a home these pieces are a great way to display your beautiful collections, but when trying to sell a home they can fill a space and make it feel much smaller than it actually is. A little decluttering, and furniture storage leaves a bright spacious dining room.

The formal living room had some amazing pieces, but there was so much clutter distracting from them, they almost disappeared. Now the green leather sofa is the show stopper it deserves to be, beautifully accompanied by two antique needle point arm chairs. 6980822_17_0

This airy office is a room some home buyers can only dream of! We kept the floor plan open to leave room for the imagination. These rooms are so large, anything is possible!

An adorable day bed is the perfect set up for a family with children! It even has space for a desk for all that homework!

An attic bedroom that looks like anything but! The light bright colors really make this 3rd floor bed room seem open and airy.

Turn Key Interior Design Philadelphia

I am so excited to finally share this with all of you!  We just completed the install of this beautiful rehabbed condo.  Within 6 weeks time we were able to turn this empty post-construction site into a home away from home for our wonderful client.  I have lots of photos to share so this will be a 3-part series.  Let me walk you through the main living area and share some of my favorite design elements.

 One of my absolute favorite pieces in the entire 3 bedroom condo is this re-claimed bookshelf.

Our client wanted a cozy feel for their basement living area.  So we created a chill place for friends and family to hang or curl up and watch a movie.  Warm tones and low lighting add to the comfortable element.

Using a mixture of finishes gives the space a funky vibe.  We combined the soft upholstery with a metal coffee table, reclaimed bookshelf and tv stand.

I just love how the reclaimed wood of the tv stand works with the natural stone wall.  The living area is also the entry point to the condo so we needed to create a place for shoes and coats.  This bench adds some seating with storage underneath.  We also added a mirror for final checks as they walk out the door.

This fun metal sign points guests in the direction of the bathroom.

Warm Cheerful Staging Fairmount-Spring Garden Philadelphia

Last week we had to the opportunity to stage this beautiful home in the Fairmount section of Philadelphia.

The dining room walls are very colorful to accent the warmth of the yellow we used ivory furniture. The table is set with soft flowers and a pop of red to incorporate other rooms. The area rug under the table adds subtle texture and pattern to the space. While the mirrored piece of art adds some geometric lines to the room and enhances the brightness.

Tip: Add a mirror across from a window and it will reflect light into a room.

The upstairs den in this house has warm walls. We took neutral colors and a coordinating color to soften the walls. The accent color we used is yellow, which is associated with joy and energy. We wanted to fuse the same color scheme in each room so the entire house looks cohesive. The coffee table we picked has a glass top to help the space feel lighter and brighter, while the base is a a dark geometric.

The bathroom needed a few accessories to liven the taupe colored walls up. Use flowers to soften and add some organic lines throughout the space.

In the bedroom we incorporated contrasting colors such as this red found throughout the house. The dark color brings a comforting nature to this space. The pop of colors in the flower and lamps tie in this color scheme and do not overpower the room. Using a neutral and patterned area rug, gives the room another layer of color and texture.

Residential Builders, Rehabbers and Developers: Select Sunflower Creations for Your Finish Selections (And your home staging!)

1Building or rehabbing a luxury home sounds like so much fun.  But if you’ve done it, you know it is really, really hard work-

There are many decisions to make, deadlines to meet, and details to keep straight.

These are some of the reasons that many builders choose to work with an Interior Designer for their finish selections.

Sunflower Creations simplifies the process because we have the answers at our fingertips.

Based on floor plan and budget, we put together a plan that includes everything from paint colors to door knobs, and everything in between.  We save builders time and money by preparing a spec report complete with pricing, sourcing, and necessary lead times.

The project pictured in this posting is in South Philadelphia’s Bella Vista/Hawthorne neighborhood and is listed at $550,000.  We visited the property during the early phase of construction, and selected:  paint colors, doors, flooring, stairs, lighting, counters, tile, vanities, cabinets, hardware, back splash and appliances.

We see tons of homes, so we know what is on trend.  We see a huge variety of products, so we know what works.

Designing to sell is a little different from designing a lived-in home, because we do not know who the buyer will be.  We have to do a little inferring about who will be looking at the property, and what he/she will want in a home.

Of course, we know that kitchens and bathrooms are major points of interest.  So, we put a large emphasis, and large chunk of budget into the “bells and whistles” that will make these areas of the home stand out from the competition.   Most buyers looking for a fully rehabbed home desire stainless steel appliances, solid stone counter tops and ensuites with high-end plumbing fixtures.

In terms of color and stylistic choices, we opt for finishes that are tasteful, contemporary and somewhat neutral.  The goal is to appeal to the greatest number of potential buyers.  So, we need to make selections that are top-of-the-line for our builder’s budget, but also ensure that none of our selections will be highly taste-specific.

Designer Side-Note:  Save a little money by skipping the dining room chandelier in an open floor plan design.  Nice chandeliers tend to be taste specific, and fixture placement really dictates furniture placement.  Instead, we recommend having your contractor run wiring, and install an electrical cap in the ceiling.  This will make installation simple for the new home owner.

Quartz counter tops have become the most desirable surface option in modern kitchens and baths.  Although they are more expensive than granite or marble, they are safest, most neutral, and easiest to maintain.  This makes for a really good selling point for potential buyers.  At the same time, if the budget does not stretch far enough, we may recommend a slightly more affordable granite option.  Check out this comparison chart to learn more about the various options in counter surfaces.

Another recently emerged trend is using hardwood flooring in the kitchen/bathroom.  This came about with the popularity of the open floor plan design, where one open space includes living area, dining area, and kitchen.  Keeping one type of flooring throughout helps to create one unified space.  This home does have a separate kitchen, but we still chose to go with hardwoods throughout because the continuity feels very contemporary.  Once thought of as “not durable enough for the kitchen”, manufacturers are now producing pre-treated, heavily sealed wood flooring options that are designed to hold up much longer and resist scratching/staining.  Read up on some interesting pro/cons on factory treated hardwood flooring.

On a related note, mixing wood tones has also become a popular design choice.  The dark wood cabinets have a chicness, especially with the simple brushed nickel drawer pull that echoes the stainless steel appliances.  And the lighter flooring brightens the room.  Lighter woods also tend to show less dirt and marking, believe it or not…

Designer Side Note:   A kitchen back splash really takes the look up a notch.  Glass tile, like the one featured here, is very popular right now, and there are endless color and style options.  But, even a simple white subway tile will pull the look together, and can be purchased for as little as 80 cents per square foot.

So Much New Construction in Fishtown!! Home Staging by Sunflower Creations

letterly1Often, in new construction homes and rehabbed properties, spaces are designed to be very, very neutral.  The idea is to make the property beautiful, luxurious and upscale, but appeal to the masses in order to attract the greatest number of interested buyers.

As Stagers, we bring the mood, the warmth, and the energy.  We play detective a little bit, and try to figure out WHO our buyer will be in the end.   Then, we try to appeal to him/her based on our design knowledge and expertise.

This project was a little bit different–  The builder of this Fishtown treasure made some really unique design choices that gave the home a spirit of its own.  Check out the diagonal direction of the hard wood floors, that makes the space feel very open.

The kitchen’s apron front sink, exaggerated drawer pulls,  and white subway tile back-splash bring an element of ultra-modern sleek to this gourmet kitchen.

We followed suit, and chose pieces that would accent and enhance these fun features.

So, needless to say, the BRIGHT GREEN accent wall in the main living space was a big no-brainer!

Purple is an awesome contrast, and the silver accents are a little edgy…

A little mixture of industrial with more traditional pieces is fun, and appealing to a wide range of lookers.

Suburban Rehab in Broomall, PA- Home Staging by Sunflower Creations

marple3As soon as we set foot inside, we could not wait to get our paws all over this place!

This is a REALLY cool rehab, with original flagstone entry floor, beautifully salvaged hardwoods, shutter windows, and modern updates!

We’ve got built-ins, secret doors, fireplaces…  What fun!!

The sectional sofa serves a few functions in this room.  First, it defines the space that is the living area, as opposed to the dining area.  Second, it allows for lots of seating without monopolizing the wall space, which is filled with all those terrific built-ins.  And finally, it creates the perfect frame for that beautiful fireplace.marple7marple1

Rehabbed Home in South Philly’s Up-and-Coming Pennsport- Staging by Sunflower Creations

moore2We did this staging over the summer (we’ve been super busy, and are JUST starting to catch up on our blogs, etc).  The house is a beautiful renovated row home on Moore St. in Pennsport.  Looking back at the photos, I really love the bold color punches!  It looks very neat and clean.

We started out with a black, white, and turquise “less-is-more” design on the first floor, and it seems to have carried on up the stairs, as well.

Our client chose to have us stage the two smaller bedrooms, because rooms really do feel larger with the right furniture in them.

So, we did a twin set up for  a child’s room, and a full set up, which would be ideal for a teenager:

Northern Liberties Condo Pics- Home Staging by Sunflower Creations

2nd1This two bedroom condo has great light, a super-cool loft space, and fabulous roof deck.  We wanted to make it fun and youthful, but still sophisticated in style.  Such is the Northern Liberties market!

Loved the color in this bedroom.  It was the inspiration for the scheme we used throughout the unit.
