Highlights from a Home Stager: ART MUSEUM AREA CONDO STAGING- Sunflower Creations, Philadelphia

This bi-level 1 bedroom condo in The Art Museum Area has fabulous high ceilings, spacious layout, and such a phenomenal locations.  We just staged it last week, and we can wait to see it sell quickly!

On the main floor, we created a living area, dining area, and workspace nook, in order to show that this unit has a place for everything.

Downstairs is the kitchen, bath (with sauna), and bedroom.

Basement bedrooms are actually great, because they are generally nice and quite.  But, they can be very dark and cavernous- which is why we suggest staging them.  We make sure to use lots of white and bright colors to breath life into the room.

Hi Everyone-  Thanks for reading!

Can’t wait to dive into this week’s photos, because we have been working in some very unique spaces these past few weeks!  A major part of our home staging philosophy is that functionality is #1- Ya gotta make prospective buyers feel at home, and one major aspect of that is showing them that the home can meet all of their lifestyle needs.

In some spaces, living is very easy-  In a large home, their are often ample rooms to accommodate office space, relaxation space, exercise space, what have you…  But in a smaller home, we have to work a little harder..

But, it’s a little more than just square footage…  Sometimes the shape of a room can really restrict furniture layout options.  And built-ins, fireplaces, stairwells, and windows can pose challenges too…  Enter, Sunflower Creations!

Here’s a look at some Odd Spaces that we’d staged recently:

7xx S. 2nd St, Queen Village Trinity Staging- Sold in less than 1 Week

This compact home features an entry level eat-in kitchen, basement living room with built in desk, 2nd floor bedroom suite, and 3rd floor bedroom suite.  The property is completely charming and completely lovely, but it has some real layout challenges.

When the kitchen is on a separate level from the living room, we like to make the seating area feel super-cozy.  Instead of a traditional dining table/chairs and table settings, we go for a more comfy/casual hang-out feel.

The living room is small and oddly shaped, and much of it is taken up by the built-in office.  But we created a clear TV area, and a little bit of common space everywhere in the home.

8xx N. 20th St- Fairmount/Art Museum Area Home Staging

My initial thought about this house is that its the one that everyone wants to hang out in because it’s really cool- but nobody knows quite what to do with it!  Seems like it must have been converted from a store-front to a home, and its got all these huge windows that offer amazing light, but zero privacy.  Limited wall space also restricts furniture arrangement a little bit.

We wanted to show off the window feature, but also provide privacy from the outside.  And we wanted to show people how to make the layout function, and also create the best first impression when prospective buyers entered the space.  We went with an asymmetrical layout because the room is not symmetrical, and we created little bit of a terrarium-feel, with lots of greenery to make the space feel homey.

10xx Spruce St- Center City Condo Staging

This 4th floor condo had an unusual layout.  Enter into this large living room, and proceed down 3 steps to another very large room that is way bigger than a typical dinning room.  Beyond that room is a stairway landing with a nook that just needs to be utilized, and then into the eat-in kitchen.  Bedrooms are on the level below.  So, this is a deceptively large 2 bedroom condo!  With so much room for sitting, and for eating- this one feels like an entertaining space to me!

The unit, and the building itself, were more traditional in style- see the light fixtures, windows, etc.  So we wanted to go a little more traditional with our staging, but still keep it contemporary to appeal to the modern buyer.

Old homes, new homes- We do it all, and we gotcha covered…

This first property was built in 1916 (for those of us who don’t like math, that’s 99 years ago).  In our experience, many people want old homes, in theory.  Nothing says charm like original hard wood floors, brick fire places, and antique fixtures.  But, older homes tend to show poorly because they often lack the clean lines that look great in photos, and they usually have little in the way of overhead lighting.  What’s more, when empty, potential buyers have nothing to focus their attention on except the flaws that come with age.

True Story:

This Center City town home sat vacant on the MLS for 200 days…

We staged it on day 201, and and by day 211, the property was pending sale…

Fairmount/Art Museum Area Gut Rehab

Now, this fancy pad is brand-new-everything in a 100 year old shell.  The building has been standing for a century, but for all intensive purposes, its a new home.  Much like most of Philly’s modern construction homes, you’ll see raised ceilings with lots of overhead light, open floor plans, fresh hardwood floors…  And, this home also has extra-special luxury features hiding around every corner.

The key to staging homes like these is really to soften them up.  Since everything is new inside, the home is pretty pristine- so much so, that it can feel sterile on it’s own.  The addition of textiles makes an incredible difference in the potential buyer’s emotional response when he/she enters the home.

Philadelphia and Beyond: Highlights from a Home Stager, September 2015, Part 2

Happy September!

Hope you had a great Summer, but we are SOOO ready for Fall-  A break from the heat, along with a bustling season for real estate, and a bunch of new pics to share!

First Up: Before & After’s from a Fairmount vacant home staging

Lots of character here, what, with the exposed brick, slate/parquet flooring and dark wood paneling… On their own, the mixture of all these elements was a bit overwhelming.  But, the contemporary staging helped it feel more blended, more polished, and it DEFINITELY upped the charm-factor.

BEFORE- Vacant open floor plan feels a little rough around the edges.

AFTER- We went for a clean, but comfortable look. Large blocks of light, solid colors neutralize the space and help all the finished blend together.

BEFORE- The built-in dining nook is a feature that I, personally, always find super-charming. However, the overwhelming amount of wood, and the heaviness of the brick wall really seem to make the space feel dismal.

AFTER- We lightened the mood with art, accessories, an area rug (you see the corner of it in this shot), and actual lighting. We also included this small desk in order to make use of some “dead space”. We always harp on this, but in smaller homes, it is so important to show people that every inch is functional.

BEFORE- This kitchen is small, and not real modern. There is no denying that.

AFTER- But who doesn’t want open shelving (even just a little bit!), and don’t we all love an open pass-through, as well?

AFTER- We love it! Adding textiles, and bright pops of color just makes it feel warm and inviting!

Suburban Townhouse Staging in Chalfont

This Bucks County townhouse was sitting vacant on the market for months, and getting no bites.  After a change in realtors, we got called in to freshen up the listing.

This home features some taste specific elements, such as bold paint colors, stained glass window, and wall paper.  We are not saying that any of these elements are at all distasteful- it’s just hard to please everyone!  Our goal is always to help attract the most number of potential buyers, by making the space appealing to the greatest number of lookers.  This means helping potential buyers see the full potential of the home, beyond wall coverings, etc.  We do this by (a) taking care of easy changes, such as switching out taste-specific window treatments for something streamline and contemporary, and (b) emphasizing the many positive features that the property has, such as great light, terrific layout, spacious rooms…

Red walls are not for everybody. Painting is an easy change for new buyers, but it is important that they see potential beyond the paint color.

Queen Village Historic Property Rehab- Featured as Philadelphia Magazine’s “City House of the Week”!

This is one of the oldest homes in the city– completely redesigned, top-to-bottom, by none other than our own, Amanda Alligood!  She chose all the finishes, from flooring, to pain colors, to cabinets, counters, fabulous fixtures, and beyond…  And, of course, when it was all done, we staged it too!  Surprise, surprise- Under contract in less than 2 weeks!!

Believe it or not, this Brewery town condo loft is just 820 square feet!

In compact living spaces, it is SO important to show functionality.

Who will be the buyer?  What will he/she need in a home?  What do we need to show that will help them relate to the space?

With this nice big sectional sofa, we were able to maximize seating and comfort potential in the living room, and still leave room to spare for a proper 4-top dining table.

And, we thought it was important to designate a “work-space” area in the bedroom, to prove our point that this unit offers room for everything!

We wanted to the overall look to be fun and relaxed, yet sophisticated at the same time- I think our team nailed it!

A Cinderella Story… Sunflower Creations Highlights from a Home Stager, August 2015

This lovely South Philly rehab in Point Breeze sold fast!  It was listed a few weeks ago, with little buyer interest, and just 6 days after staging, it is officially pending sale!!  It’s a fab house- Just needed a little magic in the way of color, texture, and contemporary elegance!

Sunflower Creations Home Staging Highlights, January 2015

blog2It’s been an active January, with a record number of stagings and 8 new properties under contract!  And, it looks like there will be little down-time heading into Spring because Philly is bursting at the seams with new construction and newly-renovated homes that need staging!

Sorry to be repetitive– but if you are new to our blog, or to the idea of home staging, we’ve gotta quickly tell you why staging helps homes sell quicker, and for more money, than non-staged homes.

  • Get more people in the door.  Attract more potential buyers with more click-able MLS photos.  Pictures of empty rooms are bland, colorless, shapeless and boring, and fewer people will want to look at them.  Staged property photos provide spacial reference, shapes and color.  More people click, which leads to more showings, which leads to more interested parties, which leads to greater demand for the property, which leads to higher sale price.
  • You have some explaining to do.  Most potential buyers can not visualize the space with furniture in it.  This is hard to believe for developers, who make a living on being able to visualize the finished product.  But, it’s true- Many people will not know where to put the sofa, where to put the TV, can they fit a full bed in the middle bedroom, etc.  Staging helps define overwhelming spaces in large homes, and show maximum functionality in small homes.
  • Turn “potential buyers” into “buyers”.  Staging makes a house feel like a home.  We call it “the warm-and-fuzzies”, that emotional response that makes potential buyers want to move right in to your property- versus the other 15 properties they’ve already looked at.  Staging will show them an idealized version of their life in their new home.

Our first project this year was this sprawling family home in Bensalem’s Belmont Ridge Community.  The owners will be living in the home until it sells.   We were called in as consultants, to help prepare the home for listing.  We did a “room-by-room” with the sellers- advising them on what items to keep (furniture, art, accessories), what should go, furniture arrangement, etc.  We also supplemented items needed to create a taste neutral, depersonalized, eye-catching presentation for MLS photos and for showings.

The room featured above is the formal living room, which was essentially empty when we arrived.  The homeowners got rid of their dated furniture, and are waiting until they move to replace it.  So, we supplied this striking living room set-up, which is the first room you’ll see upon entering the home.  Click here to see more.
