Scent Matters: Using Scent to Market your Listing

I’m sure you’ve heard how Essential Oils are good for your health, but I bet you didn’t think that they could be good for your Real Estate Business! With my 9+ years in Home Staging I know a thing or two about catching buyers’ attention.

What are EOs

You may have never heard of Essential Oils until now, so let’s do a quick 101. Essential oils are organic compounds extracted from plants that have therapeutic properties. They can be found in the plant’s flower, stem, leaves, bark or fruit. The chemistry is extremely complex and may consist of hundreds of different and unique chemical compounds. This is what gives each oil its unique attributes and characteristics. The oils are also the “lifeblood” or for you yogis the ‘prana’ of a plant. They protect the plant from disease, provide nutrients and help fight off anything it doesn’t want! It keeps the plant (or tree, fruit, bark, root, etc.) healthy and functioning at its best! Essential oils should smell exactly like the plant they come from – nothing more, nothing less. Often, companies will add things like vanillin to make them smell sweeter. Do your oils smell like a plant or a dessert? If it says 100% pure but it smells sweet, chances are something else has been added. This means that the therapeutic properties are either decreased or nonexistent. Essential oils are NOT the same as vegetable and/or olive oils. Vegetable oils are obtained from the fatty parts of a plant like the nuts, seeds or kernels and are greasy. They can also go rancid over time. Young Living’s essential oils do not go rancid or expire – sweet! In the essential oils world, we refer to the kitchen oils (olive, coconut, avocado, grape seed, etc.) as carrier oils since they are often used to dilute the potency of therapeutic grade essential oils when applying to your skin. 

Diffusing

You may not be able to tell me what the limbic system is but you have definitely experienced it many times without even knowing it!

The smell of freshly baked chocolate chip cookies or apple cider simmering on the stove can bring up memories of days gone by. It happens so fast you don’t even know what hit you! You’re transported through time and it is often accompanied by an emotional response.

This my friends is the work of the limbic system! This part of the brain mediates and controls your emotions and memories. This response shows us how essential oils can affect our emotions and that our brain creates a link between aromas and memories!

What is the Limbic System | The limbic system is the name for parts of the brain involved with emotion, motivation, the regulation of memories and hormones. It also selects and transmits information between our short and long-term memories. This is done with the help of of the limbic system associates such as the sense of smell. This is why some smells can bring up memories or emotions.

Essential response | When you sniff an essential oil, the molecules enter the nose and travel to the top of the nasal cavity. When an odor molecule penetrates the receptors there it sends a signal to the olfactory bulb which is a major structure in the (you guessed it…) limbic system!

The mind-body connection | Modern science is investigating the relationship between psychology and scent by studying the emotions produced when odors activate the olfactory pathways leading to the limbic system. Research has now scientifically proven that essential oils can change mood, behavior and productivity.

First Impressions

When potential buyers step into your listing you have 6 seconds to grab their attention and steal their hearts. Anything after that is just a sweet bonus.

The first thing they are going to notice when they walk in is….THE SMELL!

You want to capture the potential buyers attention and create a lasting positive memory of the home. Going back to what we learned about the limbic system we know that a pleasant fresh aroma can do just that!

Whether good or bad, the smell will reach them first and it will set the impression and tone of the whole house. Some common smells that can be an instant turn off:

Last night’s dinner | Yum, this house smells delicious like fish…said no one ever.
Pets | Even if you love animals, the smell of them can be a complete turn off and distraction from the home.
Funky Kitchen | Think food stuck in disposal, dishwasher full of dirty dishes, trash, spoiled food in fridge. Yuk!
Smoke | Whether the owner’s habit or the smell that just won’t leave a rehab, no one wants to buy a ‘new’ home that smells like an ‘old’ cigarette.
Musty Basement | Even if it’s just lack of cleaning a musty smell will alert buyers that there could be water issues in the home. No thank you.

Next up, how to use EO’s for your listing…

Open House

Let’s face it, shopping for a house is how shall we say it…STRESSFUL! Using what we’ve learned about the limbic system we now know that aromas can tap into the part of the brain that is responsible for these stress related emotions. We want buyers to leave their stress on your property’s doorstep.

Here’s how I see it from a stagers perspective. We’re trying to create an environment where potential buyers want to live. A place where they will come to after a busy day at work. A place to raise their kids. A place that is calm, inviting, uplifting and makes them feel good.

Your property may be all of those things for them but they’re never going to see it if they are carrying in a bag of emotions that have nothing to do with your space. That’s where diffusing essential oils comes in.

Gone are the days of baking cookies, I mean who has time for that. Plus everyone is on a diet these days so it’s probably not a good idea. All you need is a diffuser and some essential oils! Place your diffuser near the entry way to the house and potential buyers will walk into a calm refreshing space! We can help them relax and see the beauty of your property.

We’ll get into specific oils later but here are a few suggestions:
-Lavender and Lemon: A calm fresh scent
-Purification: Purify the air and get rid of any stagnant smells
-Stress Away: A light scent that will level out the stress
-Thieves: A great spicy scent good during the Holidays and also helps to fight off any yuckies floating around

Come In

We discussed how to use your diffuser at an Open House, but what about during a showing especially when it’s an occupied property?

Let me give you a couple scenarios here, I’m sure a few have come up for you…
-Animal smell
-Smoke smell
-Last night’s dinner (or every night’s dinner)
-Dirty dishes
-Teenager’s room (what IS THAT SMELL?)
-Dingy basement
-Musty attic bedroom

I’m sure you could come up with a few of your own. Now how do we approach this with our sellers? Hey, no biggie but your house smells and it’s going to be really hard to sell. Uhhh, yeah, not happening.

Now what if you had a loner diffuser and a bottle of essential oil? I think it would go something like this: “We’re getting really progressive with our marketing and have started using essential oil diffusers for some of our showings. They really help freshen the space so you don’t have to worry too much about cleaning and they can help calm buyers nerves so they can really enjoy your home. I have one I could drop off and show you how to use, just put it on before each showing. It’s a lot safer than burning candles too.”

Wow, that was easy and tactful! Obviously this is not for every single listing you have, but for the one that needs major help and doesn’t know it, this will be a lifesaver.

Just to summarize: Insult your client by telling them their house smells NO
Hand them a diffuser to calm buyers nerves and other things YES

Seal the Deal

So you staged, you diffused, the house sold now it’s time to close! YES! If you do closings in your office and you already have a diffuser break that bad boy out. While exciting, closings can be…you guessed it…stressful and occasionally boring (sorry I’m just calling it as I see it).

Just place that diffuser in the middle of the closing table and let everyone know how it’s gonna be. We’re gonna focus, chill out and get this deal done, capiche?

All kidding aside, a diffuser in the office especially at the closing table is a great idea. Here are some oils that will make for a pleasant closing experience.
-Peppermint: offers a pick-me-up, energizing
-Frankincense: calming, grounding helps to focus..might be good to diffuse around interns 
-Stress Away: I mean come on…
-Lavender & Lemon: fresh, calm, clean

A Lasting Impression

Remind me again, why should Realtors do this?

1 | Replace candles- they’re dangerous. They are terrible for our bodies and the scents can be off putting. Not to mention more and more people are allergic to synthetic fragrance.
