Highlights of a Home Stager: Spacious Center City Home

I love the brick facade on this Center City row home!

This spacious and open first floor easily fits not only a living room and dining room, but a small study as well! We used the sofa as a room divider, to give each room a defined space.

The minimalistic black and white furniture is accented with pops of contrasting red and green, making for a very clean look.

The dining room is surrounded by natural light from the windows to the grocer’s ally. Not all row homes have such beautiful windows to show off, so we kept the furniture low and minimal to keep the eye drawn to the light.

Highlights of a Home Stager: Row Home with view of Art Museum

This four bedroom row home, just blocks away from the art museum, has the classic charm that Philly has to offer. The home is deeper than most on the block, so we wanted to do our best to showcase all the extra room it has to offer.

The neutral tones in this design help showcase the gas fireplace as the focal point of the room, while the layout shows off the large space by providing plenty of sitting room.

Highlights from a Home Stager: 127 year old Chestnut Hill Victorian

This Victorian is an architectural masterpiece from the late 19th century. We’ve done our best to create an subdued design, and to keep the architectural elements as the focus of the home.

The entryway of the home gives the buyer their first impression, and that staircase makes quite the impression! We complimented it’s design with some light and airy furniture to create a welcoming feel.

In the living room the eye is drawn immediately to the fireplace and its beautiful mantle. We pulled from the blue tile for our design and used a layout that would not impede potentials buyers view of the focal point.

Grays and whites work well with the dark tones of the hard wood flooring and create a classic look.

Turn Key Interior Design Philadelphia

I am so excited to finally share this with all of you!  We just completed the install of this beautiful rehabbed condo.  Within 6 weeks time we were able to turn this empty post-construction site into a home away from home for our wonderful client.  I have lots of photos to share so this will be a 3-part series.  Let me walk you through the main living area and share some of my favorite design elements.

 One of my absolute favorite pieces in the entire 3 bedroom condo is this re-claimed bookshelf.

Our client wanted a cozy feel for their basement living area.  So we created a chill place for friends and family to hang or curl up and watch a movie.  Warm tones and low lighting add to the comfortable element.

Using a mixture of finishes gives the space a funky vibe.  We combined the soft upholstery with a metal coffee table, reclaimed bookshelf and tv stand.

I just love how the reclaimed wood of the tv stand works with the natural stone wall.  The living area is also the entry point to the condo so we needed to create a place for shoes and coats.  This bench adds some seating with storage underneath.  We also added a mirror for final checks as they walk out the door.

Blending In to Stand Out- Fairmount Home Staging by Sunflower Creations

23rd1   This was a super fun project because this Fairmount home has so much unique detail- I was in love the moment I saw it!

Brocade pattern wallpaper, intricate tile work, stained glass, and extraordinary woodwork all command your attention.  And, although these elements all lend to a traditional ambiance, we wanted to show how contemporary design fits right in.  We wanted to go with pieces that would not detract from the home, itself, and also that would lighten some of the heaviness of the colors in the space.

Additionally, we wanted to explain furniture layout.  Because the living room is very large, and the fireplace is right in the middle, we wanted to assure potential buyers that they can utilize the natural focal point, as well as the space around it.

Making Room in Fishtown- Home Staging by Sunflower Creations

IMG_9663This beautifully renovated Fishtown row home is crisp, clean and fresh.  The cut out above the dining area creates the opportunity for storage, or a great gallery space.  Each of the two bedrooms has it’s own private bath, and the first floor has its own powder room.

At just under 1100 square feet, the major challenge here is that the first floor is very long and narrow.  When you walk into the empty house, it is hard to imagine creating a proper living space.  So, we selected petite furniture and defined several separate areas in order to show how easily a small family could, in fact, function in the home.

We created a sitting area in the front of the living room, and a separate TV space with the sofa.  This communicates that there is ample seating, and even multi-function capability in this home. gaul4 gaul3

Our sleek and funky glass top dining set shows seating for four, with room to spare.gaul1We use a mirror to explain where the TV would go, because this is usually the first question that a potential buyer will ask.

Upon initial inspection, both bedrooms seemed pretty small.  But, once we brought in furniture, the spaces really seemed to open up.

Queen Village- Home Renovation, Design Consultation and Home Staging Inovation by Sunflower Creations

IS9dkdpjniwmwx1000000000 This was one of those projects that really rests close to the heart!  You could tell that the homeowner had much love for the home, and working through the renovation process from beginning to end with him was like watching a flower bloom.

We met with the home owner back in July, right after he and his family moved out of the house.  A little background:  Our client bought the home right out of college, and eventually transitioned it from bachelor pad to family home for his wife and two small children.  But, as the family grew, the house seemed to have shrunk, and this crew found more space in the suburbs.

The home-owner knew that he had a jewel, situated in the heart of Queen Village, surrounded by fabulous restaurants, shops and greenery.  He also knew that this jewel needed some polishing, which is where we came in.  We walked the property top to bottom, inside and out, and provided a consultation report that outlined all of our pre-sale renovation recommendations.

We came up with a 5 page renovation list, which included paint color selections, kitchen and bathroom upgrades, detailing such as replacing  switch plates, shower curtain rods, etc–  And everything in-between.  We love the character of this home, and we know that people who are looking to buy in this neighborhood are generally looking for some character.  (See the tera cotta kitchen tile, brick work, Mexican talavera tile work throughout the home, dark cherry cabinets, and original red pine flooring.)  So, we suggested keeping many of the existing finishes, in order to focus the bulk of the budget on upgrades that will help increase sale price.

Next, this home owner got to work!  …And we must say that he did a phenomenal job managing the renovation.  We visited several times throughout the process to run through our initial list with him, and make updates as needed.  He spent weekend after weekend punching every item on our list, and here is his finished project after staging:

He original paint colors were very warm burgandies and golds.  They seemed natural in the space, but they were very dark, and made the space feel small. We selected a light, neutral palette, which really opened up the space.  Then we used some of the original warm colors as accents.  ISx7wlzhomf0mx1000000000

Point Breeze Home Staging by Sunflower Creations

This fully-renovated, 4 bedroom, 2.5 bath town home in the Point Breeze section of South Philadelphia offers all the modern bells and whistles that a home buyer would want.  It boasts hardwood floors throughout, open floor plan, modern kitchen with breakfast bar seating area, and finished basement.  To be honest, most of the renovated and new construction homes that we work on offer these features because this is what buyers want.  Our challenge is to make the property stand out from the competition.

We use bursts of color in our designs to create visual interest in MLS photos.  These photos are VERY important, because buyers are at home searching properties on the web, possibly before they even call a realtor.  Thumbnail photos of empty rooms are NOT interesting and have a much better chance of being overlooked than photos with enticing shapes and color.

15th5 15th6 15th7Once the potential buyer has made it to the property, staging helps explain furniture layout and how to separate open floor plans into separate functional areas.  Most buyers want open concept design because it feels modern, it is great for keeping an eye on children and it works well for entertaining.  Yet, most people will tell you that a large empty room is confusing.

Finally, staging helps a property to be memorable.  One of our clients brought up this point, and it really stuck with me…  “There is a lot of competition out there when it comes to selling modern construction in Philadelphia”.  Obviously, developers want to deliver what the market wants.  But that means that there are a whole lot of houses that seem very similar in terms of style and features.  Sometimes, just being able to identify a property as “the one with the tan swirly rug”, or “the one with the blue floral bed pillows”  will help solidify its place in the minds of potential buyers.

Older Homes: Restoring, Remodeling and Home Staging by Sunflower Creations

Although we spend a lot of our time on new construction projects, we always get a special thrill out of working with older homes.  For better, or for worse, old homes are chock-full of reminders of the past.  Sure, you’re going to encounter some lumps and bumps and imperfections–  This is the character, the charm, the “cozy” factor!

If you are an old home-lover, you may fall into the category of Preservationist.  Or, if you are like me, you may appreciate the old bones and cosmetic details, but opt for the conveniences of modern living.  So, I thought we’d talk a little bit about both options, provide some resources, and share some pics of our older home stagings.  Thanks for reading, and feel free to share your opinions and experiences!

The Basics of Old Home Buying

It really goes with out saying that in any home purchase, you should always bring in a licensed and qualified home inspector.  But in older homes, you will want to pay special attention to the functionality of the existing mechanisms.  One hundred years ago, people did not consume like we do today, so be realistic about the capabilities of the plumbing, electrical, heating/cooling systems.  Whether you seek to preserve or remodel, keep in mind that these basic functions of the home can dictate lifestyle, and be costly changes.  (Ex:  Will you be happy to turn off the air conditioner while you blow your hair dry?)  Pay close attention to the condition of windows, flooring, foundation, chimney, framing, and roof.  Also, be wary of grading/drainage issues that may result in pooling water damage, and could contribute to mold growth, and check for asbestos, which was commonly used in insulation before 1960.blog1(Broomall Home Staging by Sunflower Creations)

So, after reading all of those troubling possibilities listed above, why on earth would anyone want to preserve an old home?  Because we love projects!  If you think working around the house sounds like a fun way to spend your weekends, keep reading…  If you think learning history in a hands-on way sounds interesting, scroll on.  And, if you would rather post Facebook photos of your new circuit breakers than your cat, hang with us!

Restoration Resources

So, if you are a preservationist, you are looking to celebrate the history of your home.  Design-wise, you will probably opt for more “period” specific furniture, accessories, and window treatments.

A major cosmetic detail in proper preservation is paint color, both interior and exterior.  Sherwin-Williams has this invaluable section on their website that actually categorizes your home by period/style, and then provides paint color combination suggestions for walls, trim, and accents.

A general theme that we hear in older home staging projects is that, charming as they may be, many old wood floors suffer from the “patchwork” phenomenon from many years of different owners and quick-fix repairs.  In some cases, a very simple cosmetic option is a nice big area rug.

But, in terms of flooring restoration, there are many opinions out there about the best course of action.  OldHouseOnline is a great starting point for your venture because it discusses various types of wood flooring and various types of equipment you will need.    But, if you make the decision to take on the project, consult professionals.  You do want to be sure that the sander you use is appropriate for the type of wood.  Also, tongue and groove flooring restoration can differ from face-nailed flooring.  And, getting the finish right will highly impact your end result.  (BTW, OldHouseOnline also has an awesome section on a vast number of different “restoration how-to’s”.  Definitely worth bookmarking if you are into this…)

On a final restoration note, I wanted to mention woodwork.  This is a project that I have taken on in the past, and I will be the first to tell you that it is a biggie.  The end result will be worth it every time you look at it, but it is methodical, labor intensive, messy and detail-oriented.  Since many homes built before 1960 may contain lead paint, you will want to seal off the room, wear a dust mask and gloves at all times, and keep away kids and pets.  First step is to treat a small, descrete area of the woodwork with denatured alcohol to determine whether the existing surface material is water or oil-based.  The process will vary a little in terms of materials, depending on what type of surface covering you are stripping.  And, again, you will definitely want to ask questions at the hardware store.  But, basically, from here you will strip the old paint with a chemical agent, scrape the remaining residue, clean up the debris, stain your raw woodwork, and seal to protect.  Simple, right?!  For more details, check out This Old House.

Going for the Update

On the other hand, if you decide to go for the modern spin on your older home, you have infinite possibilities…

One major difference between older and newer homes is the tendancy toward open floor plans.  In older homes, rooms were small, often for the sake of heating each space with its own fireplace.  It is very possible to knock out walls and create open spaces in an older home, but be sure that you know which ones are supporting the structure of the house (and stay away from those!).

Here’s a few cosmetic ways to open up space:

Utilize the color wheel- Paint ceilings white, and choose cool, light colors for accent walls.  (And, while we are on the topic, be sure to use a flat or eggshell paint finish.  A less shiny finish will hide more of the unevenness in older walls.)  Lighter color flooring materials will brighten the room, also making it feel larger.

Play visual mind tricks-  Hang long accent panel curtains as high as possible above windows.  The long vertical lines will make the ceilings seem higher, and the rooms more spacious.  And, if you are installing directional flooring, you can create the feeling of more space by the direction that you lay your new floor.

Now, if you love your older home, you obviously have some affection for things antique and vintage.  But, if you are like me, you might want to get eclectic with some modern surprises.

Consider updating with contemporary light fixtures.  Switch out kitchen/bathroom drawer pulls with something artsy or something clean-lined.  A glass/ceramic tile or hammered tin backsplash is an excellent little addition that is not terribly expensive or invasive.
