Highlights from a Home Stager: ART MUSEUM AREA CONDO STAGING- Sunflower Creations, Philadelphia

This bi-level 1 bedroom condo in The Art Museum Area has fabulous high ceilings, spacious layout, and such a phenomenal locations.  We just staged it last week, and we can wait to see it sell quickly!

Basement bedrooms are actually great, because they are generally nice and quite.  But, they can be very dark and cavernous- which is why we suggest staging them.  We make sure to use lots of white and bright colors to breath life into the room.

 Here’s a Logan Square condo ya can’t have because it was Staged & Sold in a matter of days!

The unit had some traditional elements, like this fireplace with carved wood mantel (above).  We wanted to compliment that in our staging, but still appeal to a young professional target buyer.  So we did add in some more contemporary pieces, like this clean-line, mid-century footed sofa.

This atrium dining nook is definitely unique, and my favorite, favorite feature in the unit!  A glass-top table and small, simple chairs make the space feel larger, and compliment the open feeling created by the floor to ceiling windows.  And the symmetrical placement of the art- muted in color and rectangular in shape- creates the feeling of more windows, and more light.

Highlights From A Home Stager: Spending a Day on the Square

Here’s a quick hit from a condo staging we did on Rittenhouse Square.

I love the neutral palate and all the mid-century modern touches.  I think it feels modern, but still comfortable.  This is a major staging goal, in a nutshell- to create a space that prospective buyers see as idealized, but attainable and relatable!

In compact spaces, we try to show functionality.  There must be a designated space for everything the buyer is going to need, and that includes workspace.  People work from home more than ever, and an office area is becoming more and more important for young professional homebuyers.

Small bedrooms can be tough for prospective buyers to envision because beds come in a variety of sizes.  We try to stage a bedroom with the largest bed size that a room will comfortably accommodate.

We brought a little drama to this 3 bedroom condo!  Though we often go with white sheers on the windows in many of our stagings, we wanted to create an oasis-feeling for this 4th fl walk-up.  Our other objective here were to show prospective buyers how to incorporate a living area and a dining area in the main space.

This room could technically be a bedroom, but we wanted to show prospective buyers a space for work or quiet relaxation, away from the main living room.  With the pocket doors open, the room almost feels like a little extension of the main living area, so we wanted to keep the look consistent.

Highlights from a Home Stager: The LOFT Edition- Sunflower Creations, Philadelphia

blogHappy New Year, everyone!!  We hope you had a great (and relaxing) holiday season.  We definitely enjoyed a little down timebut now we are we’re jumping right in to 2016.

Welcome to our last look at 2015: THE LOFT EDITION

Who doesn’t love a LOFT, right???  The complete and total essence of coolness…  Twenty foot ceilings… exposed pipes…  no walls…  undefined spaces that often make NO sense at all…

Yes, lofts are very awesome, but they can be a tough sell in Philadelphia.  They are often 1bedroom units, which limits the buying pool right away.  Beyond that, they do generally come with privacy issues (which can be resolved with a little creativity).

Many Philly lofts, of course, are converted from old factories.  The charm is in the rawness and original industrial details.  But, these raw empty spaces can appear very confusing with respect to furniture layout (with which we can assist).  And these gritty industrial spaces,on their own, can feel cold and uninviting (which we can change).

In short: Let us stage your loft before you try to sell it.

We will make it seem cozy-yet-chic, and like the most functional living quarters ever created!  It will probably sell faster, and for more money than if you try to sell it vacant.

Even though this is a 1bedroom unit, it feels like an entertaining space…  We wanted to show a nice large dining table, and a seating area that can hold a crowd.  We also made sure that we included a work area within the main living space.  For better or worse, the home office has become very important.  Prospective buyers want and need a designated work space.

5x N. Front St Home Staging in Old City, Philadelphia

blog3This condo is a personal favorite because it has so much quirky architectural detail.

The staircase featured above leads to NOWHERE!!  We accessorized it to give the indication that it would make a great built-in book shelving or display area.  (You could even furnish a petite recliner on the landing to create a reading nook)

And the huge window featured below stretches all the way down below ground level, into the basement bedroom.  (Stay tuned!)

blog4This loft space (below) off of the living room could definitely be a bedroom, but we chose to give the condo a designated office area as an alternative.blog8blog5The old hearth in the kitchen (above) is the perfect area for a storage console.blog6And, while the idea of a basement bedroom might seem undesirable, we wanted to capitalize on the elements that this one has going for it.  The exposed brick wall adds a layer of texture.  Even though it’s hard brick, it kind of softens the room.  And that huge 2 story window lets in great light, which is generally a major issue for basement rooms.  We added lots of pillows in the window bay, (and a little decorative step stool which you can’t see in this photo) to turn this unique feature into a charming and memorable little seating area.blog7(Click here for full property listing)

10xx Arch St in Chinatown, Philadelphia

We’ve recently began to see more staging activity in the Chinatown/Market East portion of the city.  This loft is on the 9th story, with huge windows, high ceilings, and white walls- so its bright as can be!  Challenges are some of the slanted walls, space division, and the bonus space behind the kitchen, which you’ll see below.blog9We felt like this unit could handle lots of punches of bold colors.  With so much white on the walls, and the hardness of the industrial finishes, we really wanted to make the space feel warm and fun.blog10blog11blog12*Not every space can handle all those pops of red, so we use it selectively.  But, the red looks SO good in MLS photographs- really grabs your attention!blog13blog14blog15blog16Here’s that bonus room.blog17It would be pretty simple to close this room off, in order to make it a private bedroom.  I could be done with drywall, or it could be done with a long curtain rod and some panels.  We wanted prospective buyers to see that the space has bedroom potential, or could also be a great little den/office.

Highlights from a Home Stager: October 2015- Sunflower Creations, Philadelphia, PA

In our eyes, every home is unique.  There is no cookie-cutter.  And every project deserves thorough consideration.

One of the best parts of my job, and one of the things I love most about being a home stager, is that every day is a brand new experience.  Each property we stage comes with its own set of challenges, and our job is to figure out how to portray every home in its best light.  We think about who is going to likely purchase the home, and how they will want to use the space.  We try to highlight the best features of each home, but we also consider the perceived negatives, and we try to provide remedies.

blog2This first feature is a 3 bedroom Northern Liberties new construction project.  We came in after the property had been listed for a while, and the big piece of negative feedback had been that there just wasn’t enough common-area living space.  The picture above shows the entry level kitchen with a very large dining area.  But the living room is on the 2nd floor, and is not very large.

The Gripe:  The majority of new construction home buyers are looking for that open floor plan that allows the whole family to be cooking, watching TV, doing homework, and taking a nap all in the same room.  And most families do not eat a formal meal together at the dining room table.

The Staging Fix:  We gave ’em 2 living rooms (and a place to eat together)!  That’s right- instead of feeling short on living room space, we created two living room options.  You can hang down stairs in plenty of comfort because we added ample plush seating around the table, and around the rest of the room.  We showed TV placement, provided counter seating, and addressed the need to accommodate a million different activities in 1 space.

What’s more, we gave them a dramatic living room on the 2nd floor, with a great layout that allows for a TV area, and a desk area, as well.

This is the main level living room, which seemed like more of an entry area when the space was vacant.  We added a love seat, accent chair, etc, and it became a great spot for reading, relaxing, or sipping tea.

Society Hill-  Six-Bedroom Restored Historic Home Staging

 This home is simple gorgeous!  The builder artfully mixed the original hardwood floors and beautiful stonework with the industrial stairwell, sky high raised ceilings, and modern kitchen.  We tried to do the same in our staging, mixing a sleek leather sofa with a pair of over-sized accent chairs.  We chose to stick primarily with elegant muted hues for the sophisticated and swanky main level.blog10 blog12 blog11And then we contrasted the more relaxed basement space with some fun colorful pieces, including this salmon-colored 2-seater chaise…

Although we spend a lot of our time on new construction projects, we always get a special thrill out of working with older homes.  For better, or for worse, old homes are chock-full of reminders of the past.  Sure, you’re going to encounter some lumps and bumps and imperfections–  This is the character, the charm, the “cozy” factor!

If you are an old home-lover, you may fall into the category of Preservationist.  Or, if you are like me, you may appreciate the old bones and cosmetic details, but opt for the conveniences of modern living.  So, I thought we’d talk a little bit about both options, provide some resources, and share some pics of our older home stagings.  Thanks for reading, and feel free to share your opinions and experiences!

The Basics of Old Home Buying

It really goes with out saying that in any home purchase, you should always bring in a licensed and qualified home inspector.  But in older homes, you will want to pay special attention to the functionality of the existing mechanisms.  One hundred years ago, people did not consume like we do today, so be realistic about the capabilities of the plumbing, electrical, heating/cooling systems.  Whether you seek to preserve or remodel, keep in mind that these basic functions of the home can dictate lifestyle, and be costly changes.  (Ex:  Will you be happy to turn off the air conditioner while you blow your hair dry?)  Pay close attention to the condition of windows, flooring, foundation, chimney, framing, and roof.  Also, be wary of grading/drainage issues that may result in pooling water damage, and could contribute to mold growth, and check for asbestos, which was commonly used in insulation before 1960.blog1(Broomall Home Staging by Sunflower Creations)

Restoration Resources

So, if you are a preservationist, you are looking to celebrate the history of your home.  Design-wise, you will probably opt for more “period” specific furniture, accessories, and window treatments.

A major cosmetic detail in proper preservation is paint color, both interior and exterior.  Sherwin-Williams has this invaluable section on their website that actually categorizes your home by period/style, and then provides paint color combination suggestions for walls, trim, and accents.

A general theme that we hear in older home staging projects is that, charming as they may be, many old wood floors suffer from the “patchwork” phenomenon from many years of different owners and quick-fix repairs.  In some cases, a very simple cosmetic option is a nice big area rug.

But, in terms of flooring restoration, there are many opinions out there about the best course of action.  OldHouseOnline is a great starting point for your venture because it discusses various types of wood flooring and various types of equipment you will need.    But, if you make the decision to take on the project, consult professionals.  You do want to be sure that the sander you use is appropriate for the type of wood.  Also, tongue and groove flooring restoration can differ from face-nailed flooring.  And, getting the finish right will highly impact your end result.  (BTW, OldHouseOnline also has an awesome section on a vast number of different “restoration how-to’s”.  Definitely worth bookmarking if you are into this…)

On a final restoration note, I wanted to mention woodwork.  This is a project that I have taken on in the past, and I will be the first to tell you that it is a biggie.  The end result will be worth it every time you look at it, but it is methodical, labor intensive, messy and detail-oriented.  Since many homes built before 1960 may contain lead paint, you will want to seal off the room, wear a dust mask and gloves at all times, and keep away kids and pets.  First step is to treat a small, descrete area of the woodwork with denatured alcohol to determine whether the existing surface material is water or oil-based.  The process will vary a little in terms of materials, depending on what type of surface covering you are stripping.  And, again, you will definitely want to ask questions at the hardware store.  But, basically, from here you will strip the old paint with a chemical agent, scrape the remaining residue, clean up the debris, stain your raw woodwork, and seal to protect.  Simple, right?!  For more details, check out This Old House.

Going for the Update

On the other hand, if you decide to go for the modern spin on your older home, you have infinite possibilities…

One major difference between older and newer homes is the tendancy toward open floor plans.  In older homes, rooms were small, often for the sake of heating each space with its own fireplace.  It is very possible to knock out walls and create open spaces in an older home, but be sure that you know which ones are supporting the structure of the house (and stay away from those!).

Here’s a few cosmetic ways to open up space:

Utilize the color wheel- Paint ceilings white, and choose cool, light colors for accent walls.  (And, while we are on the topic, be sure to use a flat or eggshell paint finish.  A less shiny finish will hide more of the unevenness in older walls.)  Lighter color flooring materials will brighten the room, also making it feel larger.

Play visual mind tricks-  Hang long accent panel curtains as high as possible above windows.  The long vertical lines will make the ceilings seem higher, and the rooms more spacious.  And, if you are installing directional flooring, you can create the feeling of more space by the direction that you lay your new floor.

Now, if you love your older home, you obviously have some affection for things antique and vintage.  But, if you are like me, you might want to get eclectic with some modern surprises.

Consider updating with contemporary light fixtures.  Switch out kitchen/bathroom drawer pulls with something artsy or something clean-lined.  A glass/ceramic tile or hammered tin backsplash is an excellent little addition that is not terribly expensive or invasive.
