Highlights from a Home Stager: MAKING SENSE IN A CONFUSING SPACE- Sunflower Creations, Philadelphia

This Bella Vista home in Center City was one of the most unique spaces we’ve worked on.  It offers tons of natural light, not 1- but 2 parking garages, large bedrooms, and a great entertaining space on the 2nd level common area.  But, it had some major layout challenges, which we believe, made prospective buyers hesitant on the listing’s first time around on the market in the Fall of 2015.  After pulling the listing for the winter, and staging for Spring market 2016, the property went under contract in less than 2 weeks!

Staging objectives were to show furniture layout, maximize functionality, and accentuate the best features of the home.  Here’s a look:

The eat-in kitchen was recently updated and beautiful, but the bar seating and french doors left limited space for dining area.


We brought in a high-top expandable pub table to dining space in the kitchen.  We included two chairs, in order to keep the space as open as possible, but also showed the potential to add seating if needed.

Then we added a full 4-top table on the second level (just a short flight up) to indicate formal dining for entertaining, ect.

The angular 2nd level consists of an open space with 1/2-walls overlooking the kitchen, and steps right in the middle.  There is a built in bench with shelves, window walls, and a fireplace.  So, in addition to the issue of dining space, the questions are (1) where’s the TV gonna go, (2) where’s the sofa gonna go, (3) how does one use the bench area, and (4) how does one address the step in the middle of the space.


We felt that even if the buyer didn’t want to use the space for dining, showing a table/4 chairs was a good use of space.  We were able to create a comfortable and welcoming seating area in the middle of the room, and a TV area that felt separate, but still included in the main living space.  It also made the steps feel less awkward.


We felt that the built-in area would likely be used as a lounge area, office, or reading nook.  So, we kept it a little ambiguous, but made it feel cozy and comfortable.


And, here is the master bedroom- large enough to create a private lounge space.
