Home Staging Northern Liberties Philadelphia

Let me start by saying I love a challenge so I was thrilled when I walked into this newly renovated row in Northern Liberties. I’ll have to admit, I did have to ask whether this was in fact the living room. Yep, now I see the issue.

My client called me because he was getting some negative feedback regarding the layout of his property. Although there are some awkward spaces in this house it is by no means small. The first area of the house may be the biggest challenge but there are so many other spaces throughout that make up for it.

Not only is there a finished basement, perfect for lounging out and watching tv but an additional space on the second floor. What would I do with this extra space? I would most definitely turn it into an office/guest room by incorporating a sleeper sofa or futon for those friends that need to crash.

Sometimes an awkward space or layout is all we need to get creative and I find that’s when the best designs are developed. I had so much fun with this project and I hope the perfect buyer comes along soon!

Queens Village Luxury Condo Staging Philadelphia, PA

Welcome to Queen’s Walk!

Queens Village’s new luxury rental town homes. Having worked with this builder before (see Berks Street Staging) I knew these would be top-notch and they didn’t disappoint.

We wanted to complete the staging before a scheduled viewing on Saturday so I worked through the night (literally) to get it done. In fact we worked by flashlight! I had to go there today to take photos and make sure everything looked ok.

It was a crazy night but I couldn’t be happier with the turn out. The windows in these properties are amazing. I can’t get enough of the natural light that floods the living/dining room.

There is enough space for a family of 4 or 5 but enough luxury for a lucky bachelor.

Home staging Roxborough, PA

Welcome to my neighborhood! I loved doing this staging right in my backyard. I walk Kona (staging chick doggie) on this street pretty often so it’s cool to see one of my staged properties on the block!

I had fun staging the living room, kitchen, dining area, patio, bedroom and bath in this 3 bedroom rehab.

I would say my favorite part of this property is the nice bay window in the front of the house. I could totally curl up with a book in front of that window every day.

Northern Liberties Home Staging

Northern Liberties is one of my favorite neighborhoods in the Philadelphia Area. So you can understand how excited I was to stage this property right off N.5th in Northern Liberties.

I’m not quite sure which was more exciting the location or the property itself. I’m going with the property. This is the epitome of my kind of home. There are so many windows, lots of natural light and a very contemporary feel.

I worked really hard to compliment the home rather than overshadow it with staging. I thought a clean palate of black and white was the perfect solution. Pops of red throughout draw the eye around the room.

Because there is a full finished basement with a full bath the first floor (shown here) is perfect for entertaining, rather than just lounging and watching tv.

The master bedroom is incredibly spacious and has a deck as well as a juliet balcony. Additionally there is a space attached to the bedroom great for an office, lounge or yoga ‘studio’ (that’s what I would do!).

Graduate Hospital Home Staging Philadelphia, PA

Beautiful neighborhood, beautiful home…what more could you ask for? Last week I had the pleasure of staging this enormous property in the Graduate Hospital area of Philadelphia. This property features an open first floor living area, three bedrooms on the second floor and two bedrooms on the third floor.

If I were to live here I would put the kids and a guest bedroom on the second floor and use the third floor as a master suite complete with a sitting room and walkout private roof deck!

I really had a great time playing up the warm jewel like colors on the walls. Throwing in bright blues and reds really gives this living area some warmth. My favorite spot is the little reading nook in the bay window area. Although you could put individual curtains on each of the three windows I felt using a long rod with two panels would create a more private spot while still letting all the light in!

This bedroom is on the third floor with another smaller bedroom, full bath and roof deck. Although not the biggest bedroom in the house making the third floor a master suite would give you the privacy and space you’re looking for.

Here today, gone tomorrow. That’s how I feel about this historical property in the desirable society hill neighborhood. This charming property features 4 bedrooms, 2.5 baths, sun room and shared courtyard.

I’m a sucker for older homes that tell a story. I really tried to play up the historical charm of this property with some fun and whimsical patters while throwing in some traditional pieces.

Mainline home staging, Philadelphia PA

This property is right off the mainline with access to tons of shopping and about 10 minutes from Saint Joes, would be a great place for ANYONE looking for a home. I can’t believe how fast I did this place, and it is definitely my favorite style!

The main living area has a beautiful fireplace making the home feel so cozy.

You walk into a gorgeous dining area, which would be great for entertaining.

Fitler Square Home Staging

You guys are going to love this property! Located in one of the cutest and most accessible areas in center city this one won’t last long. This one bedroom cutie would be the perfect love nest for a new couple or an impressive bachelor pad.

What is not to love? Master suite with a cozy office/closet breeze through, newly renovated and an amazing private backyard/deck.

I would have to say my favorite parts of this property are the traditional accents (stained glass windows) and the back yard for sure!

Fishtown Home Staging Philadelphia

So the talk of the town last week was the earthquake that strolled through Philadelphia. I was driving my little truck through Conshohocken and noticed people leaving the Ikea corporate building, thought there was a fire and went about my business.

I marched right into Ikea and everyone was strolling around aimlessly with no clue about the earthquake. I found out 10 mins later when my husband was finally able to reach me.

Now let me preface this by saying, I understand this was very minor.

HOWEVER, don’t you think Ikea would be the first place people should be evacuated from in the event of an earthquake?! There are literally tons of furniture stacked high on shelves.

And I digress… Totally unrelated to this weeks post about a cute as a button home in Fishtown. I staged this two weeks ago and had a lot of help from the builder.

It’s always great to have artistic freedom when staging properties but I can appreciate when a client likes to be involved.

This property is loaded with space and has an amazing kitchen. I love how it turned out and can’t wait for the right buyer to come along.
