Bella Vista Home Staging

A lot of house in a little package.  One of the best ways to show off the space you have is to put furniture in it.  I get this question all the time, doesn’t my home look bigger without furniture?  Not necessarily.  The right size and amount of furniture can actually make your home look bigger and will show buyers that their furniture will fit there too.

This is one of those properties that needed some furniture to show how much you can actually fit in the living room. When vacant it looked small and might have fooled buyers into thinking they couldn’t fit their furniture in the living room.  I added a sofa, a couple accent chairs and tables then voila a complete living room that still feels spacious.

I also staged the master bedroom that features a dressing area and walk out deck.

My favorite room would have to be the basement area.  Because it was a finished area I thought it was so important to highlight the potential of the space.  I got a little creative and here’s what I came up with.  It’s an office, relaxing, getaway room that I (personally) would use to do yoga.

Holiday Decorating Philadelphia

Graduate Hospital Home Staging Philadelphia, PA

Beautiful neighborhood, beautiful home…what more could you ask for?  Last week I had the pleasure of staging this enormous property in the Graduate Hospital area of Philadelphia.  This property features an open first floor living area, three bedrooms on the second floor and two bedrooms on the third floor.

If I were to live here I would put the kids and a guest bedroom on the second floor and use the third floor as a master suite complete with a sitting room and walkout private roof deck!

 

I really had a great time playing up the warm jewel like colors on the walls.  Throwing in bright blues and reds really gives this living area some warmth.  My favorite spot is the little reading nook in the bay window area.  Although you could put individual curtains on each of the three windows I felt using a long rod with two panels would create a more private spot while still letting all the light in!

This bedroom is on the third floor with another smaller bedroom, full bath and roof deck.  Although not the biggest bedroom in the house making the third floor a master suite would give you the privacy and space you’re looking for.

Society Hill Home Staging Philadelphia, PA

Here today, gone tomorrow.  That’s how I feel about this historical property in the desirable society hill neighborhood.  This charming property features 4 bedrooms, 2.5 baths, sun room and shared courtyard.

I’m a sucker for older homes that tell a story.  I really tried to play up the historical charm of this property with some fun and whimsical patters while throwing in some traditional pieces.

Mainline home staging, Philadelphia PA

This property is right off the mainline with access to tons of shopping and about 10 minutes from Saint Joes, would be a great place for ANYONE looking for a home. I can’t believe how fast I did this place, and it is definitely my favorite style!

The main living area has a beautiful fireplace making the home feel so cozy.

You walk into a gorgeous dining area, which would be great for entertaining.

The bedroom was fun to do, I love how the colors look together and the curtains with the art in between, its great.

Home Staging Wynnewood, PA

It’s late Sunday night and I’m just getting back from a long trip to Tennessee but I couldn’t wait to post about this property in the Wynnewood section of Philadelphia.

When my client called and was concerned that the property wasn’t showing to its full potential I headed right over.  I knew right away the problem areas were the living room and master bedroom.  The rooms, which are nicely sized, were deceiving without furniture.

Although you may think furniture would make an empty room feel smaller, the opposite can happen if you know what furniture to use and how to lay it out.  I decided to keep the room open to show off the fire-place and keep the flow of the space moving.

There are a few different places a tv could go so in this situation we made the focal point the fireplace and I used an existing bistro table in the corner where a tv unit could also go.

A simple bed, night stands and dresser did the trick in the master bedroom.

Turn Key Design: Manhattan

Although this project was completed a couple weeks ago I wanted to share it with you anyway.  One of my past staging clients recommended me to her brother in Manhattan.  Here’s what he had: a tv.  Here’s what he needed: everything for a kitchen, living room, bathroom and bedroom.  That’s ALOT of stuff people!  But I was happy and ready to take on the challenge.

Why was this so challenging?  We wanted to get him completely moved in within two weeks time and I was coordinating/shopping from Philadelphia.  I met with him at the condo for an initial consultation and to discuss budget/likes and dislikes.

After meeting him I knew exactly what I wanted to create in the space.  A comfortable place to relax/watch (Philadelphia) sports :)   I wanted this to be a mature man cave.  My inspiration was a men’s suite.  I started by choosing a sofa and went from there.  Everything came together beautifully.

My color scheme was black, white, gray and silver.  To add hints of color I threw in some art with blue grays/gold as well as curtains that mimicked the gold/gray and a rug that incorporated  a little green/tan.  He didn’t want clutter so I kept the design simple and minimal while trying to keep it cozy and warm.

The space was small so I had to get creative.  We wanted a bar but I felt a traditional solid wood bar would cramp the space.  So I found these stackable cubes at Crate and Barrel that I used as a corner bar in the living room.  I’m so glad I did because the open shape of the cubes keeps the space open and doesn’t obstruct the amazing view of the Hudson River.

Because there isn’t room for a dining table we needed a coffee table that could double as an eating area.  The challenge was he also wanted an ottoman to put his feet up.   The solution a leather storage ottoman with a lid that flips over to reveal two wood trays suitable for eating.  Score!

We had enough room in the entry for a small table which I thought would be great for a charging station and ‘catch-all’.  I know how men like to empty their pockets as soon as they walk through the door.  I was hoping this would help him stay organized.

Notice the artwork in the entry.  This is a print I ordered from my friend/photographer Tim Gibson (NYCHDR).  I highly recommend you check out his site.  AMAZING work, very talented. The print says ‘If there is no struggle there can be no progress’ Frederick Douglass.  I chose this specifically for the entry.  I thought it was a great quote to see when you walk out the door.  It can remind us to keep our heads up even when we’re faced with trials throughout our day.

The bedroom is a small space but we were able to fit a queen size bed and six drawer dresser, which I was very happy about.  I found a shallow (18″ deep) dresser at West Elm that was not only aesthetically perfect but spatially perfect as well.  I had enough room to add a standing mirror which I thought was practical but also helps to make the space feel larger.

The print above the bed is another NYCHDR photo of NYC.  It is an amazing photo, but unfortunately my shots look terrible.  It was late at night and the lighting was poor.  Sorry guys!  :)

This was a terrific job and I had so much fun creating a space for my client.  He said he loves it and that’s what it’s all about!
