Home staging Manayunk

Hope everyone had a safe 4th of July weekend!  Although I had a wonderful weekend with family I’m happy to get back to work (I know, weird).  I wrapped up last week with this cute rehab in Manayunk.  I staged the living room/dining area, kitchen, patio, master bedroom and bath.

I had some before pictures so I thought I would show you the before and after.  It’s so cool to get the opportunity to see the transformation of a property.

My favorite feature of this home is the exposed brick wall that runs along the staircase.

Although the builder kept the style of the home (fixtures, etc) relatively traditional the exposed brick makes it feel somewhat contemporary.  He did a great job blending the two styles throughout.

Home Staging Somerton, PA

Heeeellllooooooo!  (anyone seen the Ellen commercial?…love it).  Anyways…I’m so excited to blog about this partial staging I did in the northeast section of Philadelphia last week.  I’ll be honest I wasn’t too familiar with the area when I got the request for proposal from the realtor.  But after making the trek out to Somerton I thought it was a great little area.

A few blocks from Roosevelt Boulevard (about 5 mins from the well-known Chickie and Petes) this property is close to shopping and not too far from the city.  But what makes this property shine is its newly renovated interior.

When I first walked in, I knew right away why the realtor had recommended staging to the builder.  The first room you see when you walk in would be a formal dining room (traditionally), to the left of the ‘dining room’ is the EIN kitchen and right around the corner is the living room with amazing high ceilings and great natural light.

So what’s the problem?  Nothing really except you have two types of buyers, young couples/older couples, each looking for something different.  A younger couple is going to be less concerned with a traditional dining room, while it is more important to an older couple to have a space for a large dining table.

The real problem was defining the space.  When the property was vacant it was hard to decide what the second room (dining room) was intended for because there is also an EIN kitchen right around the corner.  So we put some thought into it and decided that it was best to show the ‘dining room’ as a family room and the living room as a more formal sitting area.  In addition to that we will show the buyers how the ‘family room’ can also be setup as a dining room.

South Philadelphia Home Staging

I love working with new clients, especially when they are so pleasant to work with.  Carrie Zhao over at Century 21 Target Realty called me in a few weeks ago to check out this rehab in South Philadelphia.

After seeing the property and meeting with Carrie I knew I wanted to work with her.

She brought me in to stage the entire 3 bedroom 3 full bath row home on the 2500 block of S. 11th Street in Philadelphia.  I had a blast staging this cute row.  With a finished basement and a full bath on the first floor this property has ample space for a family or a couple.

My favorite room (post staging) would have to be the guest bedroom.  So much natural light and I love how it came out.  Very sweet and charming.

As a designer I have a true appreciation for unique finishes.  The property is filled with European tile, stand out vanities and designer fixtures.

Situated in the beautiful Graduate Hospital Area of Philadelphia, this home is going to attract a buyer with a sense of style.

Graduate Hospital Home Staging

Although Harold Camping may have failed in his attempt to predict the end of the world (again) I can’t say it didn’t get me thinking about what I would do if it were my last day on earth.  Sounds pretty cliche but what would you do if you only had one day to live?

The one thing that kept coming to mind for me was to spend the day with my friends and family.  I would make sure they knew just how much I cared about them and just really enjoy my last day.  I wouldn’t work, I wouldn’t shop, I would just reflect on all the things that were truly important.

I don’t believe that anyone other than God knows when the end of time will come (for us or the world).  So I think I will try to make it a point to live everyday like it is my last, because honestly, it may be.  As morbid as that may sound.

I have to say Harold Camping may be a little off, but I have to give him credit, he really got me thinking.  To be honest, I doubt I’m the only one.  And I digress…

Speaking of time gone by I staged this gorgeous property in the Graduate Hospital area of Philadelphia a couple of weeks ago.  You are going to LOVE this house, but you can’t have it.  It already SOLD!  Two weeks and gone :)

Germantown Home Staging

Two years ago in September my husband and I purchased our first home.  We then spent the next four months completely renovating the entire house.  This was full on construction and we weren’t able to move in until December.  It was a crazy journey but I wouldn’t trade it for anything.  We learned so much and worked our butts off.  Now we have a house that we are so proud of.

That being said I have a true appreciation for people who can take a beaten down home and rehab it into something beautiful.  Some people like my husband and I are DIY’ers and some do it as a way to make money.  Either way I know it isn’t easy.  You walk in with a plan but once you open up those old walls new fixes you never dreamed of start popping up!

This property in Germantown is one of those complete gut rehabs.  I was able to find before pictures online and I am so impressed to see how far it came.  Here’s what I did…

Although this post is almost two weeks behind (tsk, tsk, tsk) I am excited to share it with you!  This property is located in the Fishtown section of Philadelphia and is a really interesting rehab.

The first thing I noticed when I walked in were the industrial like vents on the ceiling.  This property is actually a warehouse converted into a row style home.  I know you may think small when you hear row, but don’t be swayed, this property has ample space!

I really love the feeling you get when walking into this property.  It fits perfectly into the neighborhood and because of the open floor plan there are so many ways to set it up.

Queens Village Philadelphia Home Staging

Spring has sprung and houses are hitting the market left and right.  This week I helped a local builder make his gorgeous rehab in Queens Village Philadelphia shine!  Staging this property was no easy task.  We staged the entire four bedroom 2.5 bath home.

A property this size takes about two days to stage and a couple of days prep to get ready.  So I’m pretty exhausted!  This property has some pretty awesome features.  Although it still has old charm it also has some amazing modern amenities.  One of which I’m considering for my own home.  The IBus wall dock for your ipod or iphone links up to speakers in the kitchen as well as the master bedroom.  I’m a huge music person so I fell in love with this immediately.

For the wine enthusiast there is a wine cooler built into the island and a spacious kitchen to cook up some great food.  What more could you ask for?  Oh a roof deck?  There’s one of those too :)

***What I’m listening to: The Wailin’ Jennys ‘One Voice’

Today is a rainy dreary day.  Strangely enough I quite enjoy days like this.  To me it is an excuse to work in sweat pants (not me, I would never) and to slack off a little.  Not to mention hot tea is so much better on days like today.  Despite the weather I can’t help but feel so blessed.

When things aren’t going our way it’s easy to forget how great our lives really are.  I was really humbled yesterday after reading Deserving Decor’s blog post.  They discussed the issue of child homelessness in our country and highlighted a 60 minutes segment on the issue.    If you have time take a look.

I think homelessness resonates with me because I understand the role a home plays in our lives.  I spend so much of my time helping people create environments where they can call home, spend time with family/friends,  lay their heads at night and feel most comfortable.  So the idea of not having a place to call your home, especially as a vulnerable child is heart wrenching to me.    Just something I’ve been thinking about that I felt compelled to share.

I also wanted to share some photos of one of the two (see Queens Village Home Staging) stagings from last week.  This is the property featured on KYW.  It’s ground up new construction located in South Philadelphia and let me tell you it is DECKED OUT!  These builders pulled out all the stops.  We’re talking maple hardwood throughout, finished basement, wine cooler, EP Henry patio,  an unbelievable master bath and a 600 sq roof deck with views of the city, lights and electric.  Yeah, I KNOW.

Trust me, if I could buy it…I would.  My favorite part about this property the kitchen.  Maybe it’s because I got to pick the back splash :)   Take a look around and if you want to buy it (and let me live with you) shoot me an email amanda@sunflowercreationsonline.com
