Quaint, adorable, cute, spacious all words I would use to describe this property we staged in East Falls.  I love everything about this property.  From the outside sprawling garden to the beautifully restored interior.  We staged the living room, dining room, kitchen, patio, office and master bedroom.

Art Museum Area Home Staging: Philadelphia

Well spring came early this year,  I’ve been so busy staging houses that I haven’t had the chance to share any of them with you!

Not any more, this week you’re in for a treat.  I promise you’ll see a post a day through the next week.  You have to see some of these houses.

To start off the blog-fest I want to share this adorable classic home in the coveted art museum area of Philadelphia.  Featuring an open floor plan, gorgeous built-ins and a view of the art museum like no other!

We staged the first floor only and had a blast doing it.  The first floor is a great area for entertaining.  Having a finished basement and den on the second floor there is really no need for a tv on this floor.

A lot of people have trouble envisioning their furniture in an open space.  It’s actually easier than you think, but you have to get away from shoving furniture against the wall.  Floating the sofa and chairs around the fireplace in this space creates a cozy area for late night conversations with friends and wine.

Bella Vista Home Staging

A lot of house in a little package.  One of the best ways to show off the space you have is to put furniture in it.  I get this question all the time, doesn’t my home look bigger without furniture?  Not necessarily.  The right size and amount of furniture can actually make your home look bigger and will show buyers that their furniture will fit there too.

This is one of those properties that needed some furniture to show how much you can actually fit in the living room. When vacant it looked small and might have fooled buyers into thinking they couldn’t fit their furniture in the living room.  I added a sofa, a couple accent chairs and tables then voila a complete living room that still feels spacious.

I also staged the master bedroom that features a dressing area and walk out deck.

My favorite room would have to be the basement area.  Because it was a finished area I thought it was so important to highlight the potential of the space.  I got a little creative and here’s what I came up with.  It’s an office, relaxing, getaway room that I (personally) would use to do yoga.

Bella Vista Home Staging

Blocks from the Italian Market, check.  Spacious property with outdoor space, check.  New renovation, yep.

I know you guys get tired of me saying how much I love this property and that property.  How could she possible like ALL of these houses?!  Well trust me, I’m telling the truth.  I’m blessed to be able to step into other people’s homes and I always seem to find the beauty in each and every one.  They all have their wonderful qualities.

This property is so adorable and I love the little creative nooks throughout.  You will see in the guest bedroom there is a little hidden bench behind the door that I had to highlight.  I can just imagine an overnight guest retreating to their room and journaling on the little bench about their wonderful trip!

One of the first things I noticed during my initial walk through was all the light that flooded the second floor hall.  With enough space to have a little chair I could resist creating a small reading nook in the hallway outside the guest room.  It may not be the perfect place for reading but it does show off the usable space.  And who knows it may be a great place to sit and put on your shoes before walking to the Italian Market.

Welcome to my neighborhood!  I loved doing this staging right in my backyard.  I walk Kona (staging chick doggie) on this street pretty often so it’s cool to see one of my staged properties on the block!

I had fun staging the living room, kitchen, dining area, patio, bedroom and bath in this 3 bedroom rehab.

I would say my favorite part of this property is the nice bay window in the front of the house.  I could totally curl up with a book in front of that window every day.

Home Staging Fishtown, Philadelphia PA

I hope everyone made it through the hurricane without too much damage or stress.  I live in Roxborough (up the hill from Manayunk).

I shot this video on Sunday afternoon (Manayunk Flood). Mother nature’s fury never ceases to amaze me.  Our house made it through ok, just a little leaky window.  I hope yours did too!

Two weeks ago I staged this property in Fishtown, right off Girard Ave.  I’ve done work for this builder before (see 1643 S 5th) and I’m always so impressed with the attention to detail his properties posses.

This home is new construction with a patio, open floor plan, speaker system throughout AND a roof deck.  I’ve said it before and I’ll say it again, if I was in the market this would be mine.

You’ll also notice the wall colors in his property are nice neutral grays.  I think that adds so much warmth and I also think buyers will appreciate that this home is move-in-ready, paint and all!

I’m really pleased with the end result, my favorite room being the master bedroom.  Want to live here, get more details Fishtown Real Estate.

Fishtown Home Staging Philadelphia

So the talk of the town last week was the earthquake that strolled through Philadelphia.  I was driving my little truck through Conshohocken and noticed people leaving the Ikea corporate building, thought there was a fire and went about my business.

I marched right into Ikea and everyone was strolling around aimlessly with no clue about the earthquake.  I found out 10 mins later when my husband was finally able to reach me.

Now let me preface this by saying, I understand this was very minor.

HOWEVER, don’t you think Ikea would be the first place people should be evacuated from in the event of an earthquake?!  There are literally tons of furniture stacked high on shelves.

And I digress… Totally unrelated to this weeks post about a cute as a button home in Fishtown.  I staged this two weeks ago and had a lot of help from the builder.

It’s always great to have artistic freedom when staging properties but I can appreciate when a client likes to be involved.

This property is loaded with space and has an amazing kitchen.  I love how it turned out and can’t wait for the right buyer to come along.

South Philadelphia Home Staging

I love working with new clients, especially when they are so pleasant to work with.  Carrie Zhao over at Century 21 Target Realty called me in a few weeks ago to check out this rehab in South Philadelphia.

After seeing the property and meeting with Carrie I knew I wanted to work with her.

She brought me in to stage the entire 3 bedroom 3 full bath row home on the 2500 block of S. 11th Street in Philadelphia.  I had a blast staging this cute row.  With a finished basement and a full bath on the first floor this property has ample space for a family or a couple.

My favorite room (post staging) would have to be the guest bedroom.  So much natural light and I love how it came out.  Very sweet and charming.

Manayunk Home Staging (Philadelphia, PA)

What: Vacant home staging (new construction)

When: May 2010

Why:  why not?

Entry: amazing space!  High ceilings, entry through garage and a coat closet bigger than my bedroom closet (woe is me).

Living room: open floor plan, juliet balcony, wonderful lighting, fireplace and ibus speaker system.  Personally, I’d buy this house for the speaker system, it’s pretty sweet.

Kitchen: modern color scheme, glass tile backsplash, space for bar stools and table, washer/dryer and walkout patio.

Guest bedroom: wonderful lighting, another large closet, hardwood floors and tons of space!

 

Office: natural light, ceiling fan, closet and enough space for a queen bed if you so desire!

Master bedroom: two closets, walkout to roof deck, beautiful master bath and space plus some.

West Mount Airy Home Staging

At the beginning of the month I had the opportunity to stage this adorable house in West Mount Airy.  I absolutely love this neighborhood.  It has such a wonderful community of people.  Not only that but the stone houses and tree-lined streets are so charming.  My co-op is located right around the corner so it was pretty hard for me not to want to put in an offer of my own!

Aside from the amazing neighborhood this property has everything you could want for your first home.  Fireplace, open kitchen/dining area, porch, side patio, a clean dry basement, parking and three bedrooms.  Yeah, it’s pretty sweet.

My favorite room by far is the bedroom with the day bed.  Interestingly enough when I did the walkthru that is the room I was a little concerned about.

Of the three rooms it was the smallest and most awkwardly shaped which is why I felt it was so important to show it as a bedroom.  I wasn’t so confident in how it would turn out but it really looks amazing!
